In the western world, people spend 80-90% of their time indoors. The built environment is the place where human beings find shelter, live and work. The environmental factors characterizing the internal spaces can generate significant impacts on occupants’ wellbeing. Only in recent years, Real Estate and Construction have started studying the relationship between human being and building, defining assessment methods, monitoring systems and strategies for maintaining adequate environmental conditions. Starting from the problem statement, investigating the reasons why it is important to analyse the research topic, and the literature review of existing systems and research projects, aimed at assessing the relationship between human being and building, the essay develops three research questions concerning respectively the proposal of a new assessment system, the development of a framework of continuous monitoring devices to control the indoor environment and the occupants’ wellbeing and finally, the definition of the role of Property and Facility management services in maintaining the required indoor environmental conditions. The aim of this thesis is to make known which are the areas of interest, indicators and parameters to be evaluated in the analysis of the relationship between human beings and the built environment, why they are so important, how they impact occupants’ health, comfort, wellbeing and productivity and how they can be measured, controlled, monitored and maintained at the required levels thanks to the use of technology and the implementation of activities and processes of Property and Facility management.
Nel mondo occidentale, le persone trascorrono l'80-90% del loro tempo in ambienti chiusi. L'ambiente costruito è il luogo in cui gli esseri umani trovano rifugio, vivono e lavorano. I fattori ambientali che caratterizzano gli spazi interni possono generare impatti significativi sul benessere degli occupanti. Solo negli ultimi anni, il settore immobiliare e l’industria delle costruzioni hanno iniziato a studiare il rapporto tra uomo e edificio, definendo metodi di valutazione, sistemi di monitoraggio e strategie per il mantenimento di adeguate condizioni ambientali. Partendo dalla definizione del problema, indagando le ragioni per cui è importante analizzare il tema proposto, e dallo studio di sistemi e progetti di ricerca esistenti, utili a valutare il rapporto tra essere umano e ambiente costruito, il saggio approfondisce tre aree di ricerca riguardanti rispettivamente la proposta di un nuovo sistema di valutazione, lo sviluppo di un framework di dispositivi per il monitoraggio continuo dell’ambiente interno e del benessere degli occupanti e, infine, l’analisi del ruolo dei servizi di Property e Facility management al fine di mantenere le condizioni richieste. Lo scopo della tesi è far conoscere quali sono le aree di interesse, gli indicatori e i parametri da valutare per analizzare il rapporto tra essere umano e ambiente costruito, perché sono così importanti, come incidono sulla salute, il comfort, il benessere e la produttività degli occupanti, come possono essere misurati, controllati, monitorati e mantenuti ai livelli richiesti grazie all'utilizzo di soluzioni tecnologiche e all'implementazione di attività e processi di Property e Facility management.
