Brexit and its economic impact : a study of the effects on real estate, trade flows and London future

In this thesis I have decided to investigate the situation of the UK membership withdrawal from the European Union, focusing particularly on the economic consequences on the real estate market. A description of the history between EU and UK has been carried out, along with their ongoing situation and the forecasted scenarios of possible frameworks for their future relationship. Nowadays consequences of changes in one aspect affect all the other levels as well, due to the deep intertwining among economic, political and financial sides. There will be a broader analysis of the economic and social point of view, exploring commercial and trading changes to the European market, the City of London future role and the possibility of benefit for other European cities. I have studied the impact Brexit is likely to generate outside Europe as well, considering its role as important global player over the centuries. Eventually, I have developed a system of analysis aiming to deepen the investigation and try to forecast the potential future outcomes. The questions that this work will try to analyse can be summarised as the following: -Which consequences for British and European real estate market and economic trade flows? -Will Brexit change London role? -Which impact is likely to generate at an international level, taking into account its role as powerful global player? The findings have led me to expect UK to manage the negotiation of a custom union with the EU, initially suffering some economic repercussions but gradually recovering, strengthening its extra EU connection. London will likely suffer an initial loss of jobs and trading flows from its departure from EU, but in the long term I believe it will be able to keep its role of financial core thanks to its unique characteristics and its viable extra EU deals. London's role at the international level will not change substantially, it is and will remain a "global city", a center of technological and economic innovation able to exploit its advanced multi-level connections with other strategic international centers. Considering this work is about an ongoing topic which is still in the process of happening, some of the questions were unable to be answered within the current time frame. Moreover, during the writing of this research there has been a unique and unexpected condition of global pandemic disease which has changed a lot, from society to safety and to economic-political conditions. I have decided not to take into account this situation in the writing because it was not one of the elements of study in my possession when this work has been conceived; moreover, only preliminary researches have been carried out, and considering the small timeframe, the majority of the studies on the impacts of this pandemic has still to be understood and analysed.

In questo lavoro di tesi ho deciso di investigare le conseguenze della decisione del Regno Unito di uscire dall’Unione Europea, concentrandomi in particolare sul lato economico e sul mercato immobiliare. Sono stati descritti i trascorsi storici tra l'UE e il Regno Unito, insieme all’attuale situazione e ai potenziali scenari delle loro relazioni future. Ho notato come i cambiamenti che avvengono in un determinato campo influenzino profondamente anche tutti gli altri punti di vista, a causa del profondo intreccio tra le prospettive economiche, politiche e finanziarie. E’stato studiato l'impatto che la Brexit potrebbe generare al di fuori dell'Europa, considerando il suo ruolo di importante attore globale; infine, ho sviluppato un sistema di analisi atto ad approfondire l'indagine e cercare di prevedere i potenziali risultati futuri. I punti a cui verrà cercato di dare risposta possono essere riassunti come seguono: - Quali saranno le conseguenze ci saranno per il mercato immobiliare e per i flussi economico-commerciali? - Brexit cambierà il ruolo di Londra? - Quale impatto potrebbe generare a livello internazionale, considerando il ruolo di influente attore globale che il Regno Unito ricopre? I risultati mi hanno portato a credere che il Regno Unito cercherà di negoziare un accordo “taylor made” con l'UE, inizialmente subendo alcune ripercussioni economiche negative ma recuperando poi gradualmente, rafforzando i suoi legami extra UE. Londra potrebbe soffrire di un’iniziale perdita di posti di lavoro e transazioni commerciali a causa della sua uscita dall'UE, ma sul lungo termine riuscirà a mantenere il suo ruolo di nucleo finanziario grazie alle sue caratteristiche uniche e ai suoi validi accordi extra UE. Il ruolo di Londra a livello internazionale non cambierà sostanzialmente, esse è e rimarrà una “global city”, un centro di innovazione tecnologica ed economica in grado di sfruttare le proprie avanzate connessioni su più livelli con altri strategici centri internazionali. Considerando che questo lavoro riguarda un argomento in corso che è ancora in corso di realizzazione, ad alcune delle domande non è stato possibile rispondere entro il periodo di tempo corrente. Inoltre, durante la stesura di questa ricerca si è verificata una condizione unica e inaspettata di malattia pandemica globale che è cambiata molto, dalla società alla sicurezza e alle condizioni economico-politiche. Ho deciso di non tenere conto di questa situazione nello scritto perché non era uno degli elementi di studio in mio possesso quando questo lavoro è stato concepito; inoltre, sono state condotte solo ricerche preliminari e, considerando i tempi ridotti, la maggior parte degli studi sugli impatti di questa pandemia è ancora da comprendere e analizzare.
