Real estate auctions : how to improve the effectiveness of a complex process

Real Estate Auctions are often a good way to acquire real estate at competitive prices, but they are still an unexplored area. The goal of this study is to determine how it is possible to improve a system so used today. In this regard, the research question is as follows: How can it be possible to reduce the number of deserted auctions and what strategies can be adopted to make this happen? In order to answer the research question, the procedure currently used for real estate auctions is analyzed, with an in-depth examination of the various issues affecting the system. The data provided show a reality in the process of improvement, which nevertheless presents some critical points. On this basis we recommend solutions, some already existing but little adopted, which would certainly lead to a strengthening of the system and the sale of goods in a much shorter time and with a wider range of participants

Le aste immobiliari rappresentano spesso un buon metodo di acquisizione di immobili a prezzi competitivi, ma risultano ancora un campo inesplorato. L’obiettivo di questo studio è quello di determinare in che modo sia possibile migliorare un sistema cosi utilizzato al giorno d’oggi. A questo proposito, la domanda della ricerca è la seguente: In che modo può essere possibile diminuire il numero delle aste deserte e quali manovre possono essere attuate affinché ciò si verifichi? Per rispondere alla domanda della ricerca, viene analizzato il procedimento che si adotta attualmente per le aste immobiliari, con un approfondimento sulle varie problematiche che interessano il sistema. I dati forniti mostrano una realtà in via di miglioramento, che tuttavia presenta delle criticità in alcuni punti. Su questa base si consigliano delle soluzioni, alcune già esistenti, ma poco adottate, che porterebbero sicuramente ad un potenziamento del sistema ed alla vendita dei beni in tempi molto più brevi e con una più ampia gamma di partecipanti.
