Memorie urbane. Riqualificazione dell'ex Manifattura Tabacchi di Verona

The theme of the reuse of brownfield sites is increasingly at the center of today's architectural debate, large areas often on the outskirts of cities that offer enormous development potential. Areas that in the past have hosted the history of industry, born in a flourishing period of the Italian economy and sadly relegated to a state of neglect. Reusing these areas does not only mean reducing land consumption and bringing them back to life, but it means rethinking entire places and generating new urban and social relationships. The former Manifattura Tabacchi di Verona fits into this context, located south of the city, which is the subject of this thesis, which begins from the idea of preserving the symbolic buildings of this place by integrating them with new buildings and relationships, making the Manifattura complex the natural pedestrian link between the fair and the station. The aim of this project wants to be not only the reactivation of an abandoned area, but also to give a vital place to the neighborhood, which can become a central place and which can connect the two parts of the village currently divided by the great road axis of Viale del Lavoro.

Il tema del riuso delle aree dismesse è sempre più al centro del dibattito architettonico odierno, grandi aree spesso alle porte delle città che offrono un enorme potenziale di sviluppo. Aree che in passato hanno ospitato la storia dell’industria, nate in un periodo florido dell’economia italiana e tristemente relegate ad uno stato di abbandono. Riutilizzare queste aree non vuol dire soltanto ridurre il consumo di suolo e riportarle a nuova vita, bensì significa ripensare interi luoghi e generare nuove relazioni urbane e sociali. In questo contesto si inserisce l’ex Manifattura Tabacchi di Verona situata a sud della città oggetto di questa tesi che nasce dall’idea di preservare gli edifici simbolo di questo luogo andando ad integrarli con nuove costruzioni e relazioni rendendo il complesso della Manifattura il naturale collegamento pedonale tra la fiera e la stazione. La volontà di questo progetto vuole essere non solo la riattivazione di un’area in stato di abbandono, ma anche dare un luogo vitale al quartiere, che possa divenire un luogo centrale e che possa collegare le due parti del borgo attualmente divise dal grande asse viario di Viale del Lavoro.
