Dealing with gentrification implies facing with one of the most actual dynamics for contemporary and future urban development. Understanding how one of the youngest but most influential phenomena of urban transformation is articulated will be of crucial importance to create more sustainable cities in the years to come. The debate on this topic is still ongoing, attracting the attention of both academic and research fields. In this work the phenomenon of gentrification will therefore be analysed starting from a solid theoretical basis, highlighting what has been achieved by the literary field. Subsequently the Italian context will be investigated; observing the case of Milan, an analysis model will be proposed, which highlights the demographic effects, typical of gentrification, related to the variation of the residential house prices. The analysis methodology will allow, using linear regressions, to research where this link is most impactful within Milan. Analyses will be carried out by dividing the city into three macro-areas (the centre, the semi-centre, the outskirts) and in the areas that have undergone major transformations in the last decade. In conclusion, after an analysis of the results and limits of the model, a contextualization of the phenomenon within the Covid-19 pandemic will be proposed, trying to comment and imagine how cities and gentrification will change.
Trattare la gentrificazione implica lo scontrarsi con una delle dinamiche più attuali per lo sviluppo urbano contemporaneo e futuro. Capire come si articola e si evolve uno dei fenomeni più giovani ma, al contempo, più influenti nell’ambito della trasformazione urbana sarà fondamentale per plasmare città più sostenibili negli anni a venire. Il dibattito a riguardo è tuttora in corso, attirando l’attenzione degli ambienti accademici e di ricerca. In questo elaborato il fenomeno della gentrificazione verrà quindi analizzato partendo da una solida base teorica, evidenziando quanto raggiunto in merito dalla letteratura. Successivamente verrà indagato il contesto italiano. Osservando il caso di Milano, verrà proposto un modello di analisi che evidenzia gli effetti demografici propri della gentrificazione ed il loro impatto sulla variazione di prezzo a metro quadro residenziale. La metodologia di analisi permetterà, tramite l’utilizzo di regressioni lineari, di ricercare dove questo legame sia più influente all’interno di Milano. Verranno condotte analisi suddividendo la città in tre macroaree (il centro, il semicentro, la periferia) e nelle zone che sono state soggette a grandi trasformazioni nell’ultimo decennio. In conclusione, dopo un’analisi dei risultati e dei limiti del modello, verrà proposta una contestualizzazione nel nuovo panorama mondiale post pandemico, cercando di commentare ed immaginare come cambieranno le città e come potrà mutare il fenomeno gentrificativo.
