The aim of this thesis work is to deepen the subject of real estate valuation within the accommodation facilities context, with a focus on hotels, the valuation process of which has been standardized and provided with guidelines that enable to obtain a market value and compare the intermediate performance results using a common language. In the first place, the tourism industry will be examined, by means of an analysis of the social-economic context in which Italian accommodation facilities are located, and by investigating what the sectoral trends are, in terms of user preferences and interest of investor entities, so as to represent the condition of the national hotel real estate market, also in light of the impact of the Covid-19 pandemic still in progress. The central part of the text focuses on the framework of the valuation process, by which it is possible to determine the value of a property for hospitality use. The aim is to illustrate guidelines, standards, approaches and methodologies that a professional evaluator must consider in the implementation of an estimation opinion. In order to examine this issue, the last chapter of this manuscript will focus on a case study, a 4 stars category hotel, for which an valuation analysis will be carried out applying the approaches and methodologies illustrated in the previous chapter. In particular, the valuation analysis will focus on the determination of the market value of the real estate asset under examination; in addition, an application considering a different "scenario" from the one in place will be implemented, in which a different rental/management status of the property will be considered and, therefore, it will be demonstrated how this condition affects the value of the property.
Il presente lavoro di Tesi ha lo scopo di approfondire il tema della valutazione immobiliare nell’ambito delle strutture ricettive, in particolare di quelle alberghiere, concentrando l’attenzione nel processo valutativo che gli esperti di settore hanno cercato di standardizzare, al fine di indicare delle linee guida grazie alle quali è possibile ottenere un Valore di Mercato e confrontare i risultati intermedi di performance utilizzando un linguaggio comune. In primo luogo sarà esaminata l’industria del turismo, dapprima analizzando il contesto economico-sociale in cui le strutture ricettive italiane sono allocate, indagando su quali sono i trend settoriali, in termini di preferenze degli utilizzatori e di interesse degli enti investitori, così da rappresentare la condizione del mercato immobiliare alberghiero nazionale, a fronte anche dell’impatto della pandemia da Covid-19 ancora in corso. La parte centrale del testo è concentrata sull’inquadramento del lavoro valutativo, sarà analizzato il processo grazie al quale è possibile determinare il valore di un immobile ad uso ricettivo. L’obiettivo è quello di illustrare le linee guida, gli standards, gli approcci e le metodologie che un professionista valutatore deve considerare nello sviluppo di una opinione estimativa. Al fine di sviscerare tale questione, l’ultimo capitolo del testo è dedicato all’analisi di un Caso studio, un hotel di categoria 4 stelle, per cui verrà compiuta una analisi di valutazione applicando gli approcci e le metodologie illustrate nel capitolo precedente. In particolare, l’analisi valutativa verterà alla determinazione del Valore di Mercato dell’asset immobiliare in oggetto e, inoltre, sarà implementato dalla applicazione di uno “scenario” differente da quello in essere, nel quale sarà considerato un diverso stato locativo/gestionale dell’immobile e, quindi, verrà dimostrato in che modo tale condizione incida sul valore dell’immobile.
