Back to collective life. Redesigning of the linked hybrid area in Beijing

The thesis attempts to explore new typology of living for the Chinese young generation. Over the past decades, the nuclear family apartment has always been the dominant type of real estate development despite the changes of demographics and shifted requirements of its consumers. In addition, the cost of an apartment skyrocketed from 2007. This restrained further the living space for the young generation and drove them to the periphery of the city due to the formidable price of the “modern” apartment, alienated them from urban life. The thesis will first start by focusing on the mismatched relationship between the residential market and its consumers, then a site analysis will be conducted about the well-known Linked Hybrid area, regarding its closeness, alienation to the neighbourhoods, and its discrepancy when comparing with the urban texture. The next step is to undertake a study about the urban texture of Beijing and residential building typologies, to come up with a new form of living that better aligns with the contemporary lifestyle. Three aspects of study will be conducted in order to come up with a cohesive proposal. First is on the Living Unit level, then the Building level, lastly the Urban level. The aim of this proposal is to give a new form of co-living to the young generation, help them integrate into the local life, and together they could foster a sense of belonging, having again the access to urban life in a “sharing” community.

La tesi tenta di esplorare nuove tipologie di vita per le giovani generazioni cinesi. Negli ultimi decenni, l'appartamento per famiglie nucleari è sempre stato il tipo dominante di sviluppo immobiliare nonostante i cambiamenti demografici e le mutate esigenze dei suoi consumatori. Inoltre, il costo di un appartamento è salito alle stelle dal 2007. Ciò ha limitato ulteriormente lo spazio abitativo per le giovani generazioni e le ha portate alla periferia della città a causa del formidabile prezzo dell'appartamento "moderno", alienandole dalla vita urbana. La tesi partirà concentrandosi innanzitutto sul rapporto disallineato tra il mercato residenziale e i suoi consumatori, quindi verrà condotta un'analisi del sito sulla nota area Linked Hybrid, per quanto riguarda la sua vicinanza, alienazione ai quartieri e la sua discrepanza rispetto il tessuto urbano. Il passo successivo è quello di intraprendere uno studio sul tessuto urbano di Pechino e sulle tipologie edilizie residenziali, per arrivare a una nuova forma di abitare che meglio si allinea con lo stile di vita contemporaneo. Verranno condotti tre aspetti di studio al fine di elaborare una proposta coerente. Prima è a livello di Unità abitativa, poi a livello di Edificio, infine a livello Urbano. L'obiettivo di questa proposta è dare una nuova forma di co-living alle giovani generazioni, aiutarle a integrarsi nella vita locale e insieme potrebbero favorire il senso di appartenenza, avendo di nuovo l'accesso alla vita urbana in una "condivisione" Comunità.
