This thesis work was born with the aim of deepening the project management mechanisms that allow you to optimize the life cycle of a project according to time and costs. The project manager fits into this context, a figure that has an increasing importance in the construction world, as it becomes the determining factor for achieving the expected objectives. The management method used by the Teicos Group company for orders mainly related to energy efficiency works will be exposed and developed, acting as general contractor. All the work is developed and managed, as well as with widely used software, with the help of software from the Team System company that allow interoperability between all team members and the optimization of the management activities of the various phases of the project. The work was carried out in two phases: during the first phase the processes inherent to the planning of the works were studied and used, focusing on the objectives in terms of time and costs; the second phase of the work deals with the economic and operational management of the order in the executive phases.
Questo lavoro di tesi nasce con l’obiettivo di approfondire i meccanismi del project management che permettono di ottimizzare il ciclo di vita di un progetto in funzione dei tempi e costi. In tale contesto si inserisce il project manager, una figura che ha una rilevanza sempre maggiore nel mondo dell’edilizia, in quanto diventa il fattore determinante per il raggiungimento degli obiettivi previsti. Verrà esposto e sviluppato il metodo gestionale utilizzato dall’impresa Teicos Group per commesse inerenti principalmente a lavori di efficientamento energetico, intervenendo come general contractor. Tutto il lavoro è sviluppato e gestito, oltre che con software largamente utilizzati, con l’ausilio di software dell’azienda Team System che permettono l’interoperabilità tra tutti i membri del team e l’ottimizzazione delle attività di gestione delle varie fasi del progetto. Il lavoro è stato svolto in due fasi: durante la prima fase sono stati studiati e utilizzati i processi inerenti alla programmazione dei lavori, concentrandosi sugli obiettivi in termini di tempi e costi; la seconda fase del lavoro tratta la gestione economica e operativa della commessa nelle fasi esecutive.
