Thanks to the analysis carried out over the last decade in scientific publications, as well as through ReCoDe and many other academic experiences (such as the one directed by Federico Coricelli at the Politecnico di Torino), we are now faced with the evidence that new housing needs and market dynamics are emerging. This new situation has arisen due to two main factors: the economic/employment crisis (e.g.: increasing unemployment, job relocation, short-term contracts, unstable economy), and socio/demographic changes (e.g.: creation of new types of families, aging population, decreasing birth rate, increasing migration, longer transition to adulthood). These conditions have created new profiles and practices of family living. New housing typologies require new spatial typologies, but above all they represent a new market demand. Interrogating this market perspective, one can observe how the traditional typology of the (family) home, in some cases, is replaced by new experiments. These "best practices" differ in layout, purpose and demand to which they respond. Starting from this assumption I wanted to identify a real market opportunity in order to develop the same spatial and technological experimentation observed in the case studies mentioned above. I found this opportunity in Genoa, inside the former Psychiatric Hospital of Quarto. The hospital structure is composed of four different sectors, in this Thesis I propose to focus the project on Sector 2 because of its conditions and functional destinations (the Urban Plan allows the definition of temporary apartments, social housing, general residences and residences for the elderly). The proposed solution is consistent with the real urban possibilities, trying to propose an innovative project from a spatial and technological point of view. The objective of the thesis, therefore, is to design and define an innovative spatial/technological system, within the framework provided by the field of research offered by the socio-economic premises, which takes into account the new market demand mentioned above and the emerging housing types, experimenting with new and replicable technological/typological solutions.
Per merito dell'analisi effettuata nell'ultimo decennio sulle pubblicazioni scientifiche, così come attraverso ReCoDe e molte altre esperienze accademiche (come quella diretta da Federico Coricelli al Politecnico di Torino), siamo ora di fronte all’evidenza che stanno emergendo nuove esigenze abitative e dinamiche di mercato. Questa nuova situazione è sorta a causa di due fattori principali: la crisi economico/lavorativa (es: aumento della disoccupazione, delocalizzazione del lavoro, contratti a termine, economia instabile), e i cambiamenti socio/demografici (es: creazione di nuove tipologie di famiglie , invecchiamento della popolazione, diminuzione del tasso di natalità, aumento della migrazione, passaggio più lungo all'età adulta). Queste condizioni hanno creato nuovi profili e pratiche di convivenza familiare. Nuove tipologie abitative necessitano di nuove tipologie spaziali, ma soprattutto rappresentano una nuova domanda di mercato. Interrogando questa prospettiva di mercato si può osservare come la tipologia tradizionale della casa (familiare), in alcuni casi, venga sostituita da nuove sperimentazioni. Queste “best practices” differiscono dal layout, dallo scopo e dalla domanda a cui rispondono. Partendo da questo presupposto ho voluto individuare un'occasione di mercato reale al fine di sviluppare la stessa sperimentazione spaziale e tecnologica osservata nei casi studio appena citati. Ho trovato questa occasione a Genova, all'interno dell'Ex Ospedale Psichiatrico di Quarto. La struttura ospedaliera è composta da quattro diversi settori, in questa Tesi propongo di focalizzare il progetto sul Settore 2 a causa delle sue condizioni e destinazioni funzionali (il Piano Urbanistico consente la definizione di appartamenti temporanei, alloggi sociali, residenze generali e residenze per anziani). La soluzione proposta è coerente con le reali possibilità urbane, cercando di proporre un progetto innovativo dal punto di vista spaziale e tecnologico. L'obiettivo della tesi, quindi, è quello di progettare e definire un sistema spaziale/tecnologico innovativo, all'interno del quadro fornito dal campo di ricerca offerto dalle premesse socio-economiche, che tenga conto della nuova domanda di mercato sopracitata e delle tipologie abitative emergenti, sperimentando soluzioni tecnologiche/tipologiche nuove e replicabili.
