Analysis of a real case of energetic refurbishment of an Italian public building

This work analyzes a case of energetic refurbishment of an Italian town hall of the 70s, realized by an Energy Service Company in 2012, with an Energy Performance Contract. The refurbishment includes insulation of the external envelope with a ‘thermal coating’ system, substitution of the glassed components with low emissivity components and substitution of the old diesel boiler with a natural gas fueled condensing boiler for heating. The real data of the energetic consumption for heating, and a thermal model of the building are used to perform a technical assessment of the energetic savings, and an economic analysis of the quality of the investment for the ESCO and for the commissioner.

Questo lavoro analizza un caso di riqualificazione energetica di un municipio italiano degli anni '70, realizzato da una Società di Servizi Energetici (ESCO) nel 2012, con un Energetic Performance Contract. La ristrutturazione prevede la coibentazione dell'involucro esterno con un sistema a “Capotto termico”, la sostituzione dei componenti vetrati con componenti basso emissivi e la sostituzione della vecchia caldaia a gasolio con una caldaia a condensazione alimentata a metano per il riscaldamento. I dati reali del consumo energetico per il riscaldamento e un modello termico dell'edificio vengono utilizzati per effettuare una valutazione tecnica del risparmio energetico e un'analisi economica della qualità dell'investimento per la ESCO e per il committente.
