Blockchain technology and real estate : a comprehensive analysis of the current ecosystem and empirical analysis of the factors influencing companies' ability to raise capital

Blockchain is rapidly becoming a fundamental technology for several industries. Among them, Real Estate industry seems to be the next one to be disrupted, due to the numerous opportunities that it presents. The current literature focuses on technical elements and potential implementations of Blockchain to Real Estate, while not considering the comprehensive ecosystem and success factors affecting companies in this specific field. This thesis aimed to provide both a comprehensive descriptive analysis and inferential analysis of Blockchain in Real Estate, in order to identify trends and opportunities for further successful developments. Thus, the study addressed two main research questions consisting of describing the actual landscape of blockchain in Real Estate and understanding which factors influence the capability of companies to collect capital. Based on authoritative sources, we filtered and created a census of 296 companies, considering several variables aiming at describing and evaluating their impact on the companies under analysis. After a descriptive analysis, we proposed econometric models to test our assumptions and find reliable results significant from a statistically point of view. Furthermore, since the novelty of the topic, these models were pursued in a robust way, being as more coherent and prudent as possible. The study demonstrates that the fundraising success of Blockchain companies in Real Estate is heavily influenced by the social capital built through the social networks, as well as the rate of digital development of the geographical locations where companies are. At the same time, some guidelines for future project implementations were proposed.

La tecnologia Blockchain sta rapidamente diventando una parte fondamentale per diversi settori. Fra tutti, quello del Real Estate sembra essere il prossimo da essere cambiato, date le numerose opportunità. La letteratura attuale si concentra su elementi tecnici e potenziali implementazioni della Blockchain al Real Estate piuttosto che considerare l'intero ecosistema e i fattori di successo che interessano le aziende in questo campo specifico. Questa tesi mira quindi a fornire sia una completa analisi descrittiva che un'analisi inferenziale della Blockchain nel Real Estate, al fine di identificare le tendenze e le opportunità per ulteriori futuri sviluppi di successo. Così, lo studio propone due principali domande di ricerca che consistono nel descrivere il panorama attuale della Blockchain nel Real Estate e nel capire quali fattori influenzano la capacità delle aziende di raccogliere capitali. Basandoci su fonti autorevoli, abbiamo filtrato e creato un censimento di 296 aziende, considerando diverse variabili con lo scopo di descrivere e valutare il loro impatto sulle aziende considerate. Dopo un'analisi descrittiva, abbiamo proposto modelli econometrici per testare le nostre ipotesi e trovare risultati affidabili e significativi dal punto di vista statistico. Inoltre, data la novità dell'argomento, questi modelli sono stati perseguiti in modo robusto, essendo il più coerenti e prudenti possibile. Lo studio dimostra che il successo della raccolta di fondi delle aziende Blockchain nel Real Estate è fortemente influenzato dal capitale sociale costruito attraverso le reti sociali, così come il tasso di sviluppo digitale delle aree geografiche in cui si trovano le aziende. Allo stesso tempo, sono state proposte alcune linee guida per le future implementazioni del progetto.
