The resistance to gentrification process. A comparison between Naples, Barcelona and Genoa

Cities have been affected for many years by urban regeneration and development projects that have transformed the social, economic and cultural environment resulting in the so-called gentrification phenomenon. Having a strong identity character, the Naples Historical Center is one of the few city centers that has managed to resist the urban transformation processes, allowing us to think about the reasons why the dynamics realized in this context have never been effective. Starting with an in-depth analysis of the literary and historical foundations of gentrification, the work emphasizes the need of examining the distinct aspects of the case study through an assessment of the residents’ socio-economic status as well as the real estate market trend. This qualitative research methodology is further enhanced by a comparative analysis that delves deeper into the same issues in relation to the central districts of Barcelona and Genoa, which are historically and urbanistically similar to the Neapolitan one, in order to identify, first, what were their gentrification starting points, and then compare them to the Neapolitan context. The result is the projection of a city vision, and in particular of a neighborhood, attempting to strike a compromise between the necessity to implement interventions targeted at urban transformation, and the need to preserve the tangible and intangible historical identity.

Da molti anni le città vengono investite da progetti di rigenerazione e sviluppo urbano che trasformano l’ambiente sociale, economico e culturale allo scopo di generare il cosidetto fenomeno della gentrification. Il quartiere del Centro Storico di Napoli, contraddistinto da un forte carattere identitario, è uno dei pochi nuclei cittadini che ad oggi continua a resistere ai processi di mutamento urbano e permette pertanto una riflessione sulle ragioni per cui le dinamiche che si realizzano in questo contesto non siano mai state efficaci in questo senso. Fulcro del lavoro è la necessità di indagare, partendo da un’approfondita analisi delle radici letterarie e storiche della gentrification, gli aspetti distintivi del caso studio attraverso la valutazione delle condizioni socio-economiche della popolazione residente e dell’andamento del mercato immobiliare. In aggiunta a questi strumenti qualitativi di ricerca, viene sviluppata un’analisi comparativa che approfondisce le stesse tematiche in relazione ai quartieri centrali di Barcellona e Genova, storicamente e urbanisticamente assimilabili a quello napoletano, al fine di individuare, inizialmente, quali sono stati in queste città gli starting points del processo e, successivamente, confrontarli con il contesto in esame. Il risultato è la previsione dell’immagine di una città, e in particolare di un quartiere, alla ricerca di un equilibrio tra il bisogno di realizzare interventi volti ad una trasformazione urbana, e il desiderio di tutelare l’identità storica materiale e immateriale.
