Built cultural heritage is a relic from the past which represents one of the most valuable assets of the modern world. As the question of values is becoming a critical topic in contemporary society, the issue of built cultural heritage is becoming increasingly pertinent. Despite their relevance, many heritage buildings become obsolete and forgotten before their physical lives have ended. Considering the indisputable significance that these buildings carry, their conservation and reactivation are of utmost importance. The objective of this paper is to define a strategy which ensures that these valuable resources are revived in a meaningful way. The Soft Reuse strategy is defined as a design approach for the treatment of any cultural heritage building whose useful life ended before its physical decay. It represents a contemporary approach to the analysis, evaluation, and treatment of built cultural heritage, placing equal emphasis on both its value protection and reactivation. It is a value-based, non-destructive, high-impact adaptive reuse strategy, which uses soft qualities of architecture: light, colors & materials, as tools for establishing the desired link between heritage buildings’ value preservation and contemporary revival. The roles of these soft qualities, although subtle in nature, are amplified to the scale to which their effect becomes significant. Consequently, this approach is both soft enough to ensure value preservation and prominent enough to ensure an impactful adaptation. The Soft reuse strategy can be used as a step-by-step guide for all heritage adaptive reuse projects which have a common aim of establishing a relationship between the heritage value and modern-day needs, in a more subtle and meaningful manner. As the conclusion of this research, the established Soft Reuse strategy steps and guidelines are applied to the example of St. Ivan Nepomuk heritage building, ensuring its revival and showcasing the strategy’s significance.
Il patrimonio culturale costruito è una reliquia del passato che rappresenta uno dei beni più preziosi del mondo moderno. Mentre la questione dei valori diventa un argomento critico nella società contemporanea, il tema del patrimonio culturale costruito diventa sempre più pertinente. Nonostante la loro rilevanza, molti edifici storici diventano obsoleti e dimenticati prima di esaurire la loro vita fisica. Considerando l'indiscutibile significato che questi edifici portano, la loro conservazione e riattivazione sono della massima importanza. L'obiettivo di questa tesi è di definire una strategia che garantisca che queste preziose risorse siano rilanciate in modo significativo. La strategia Soft Reuse è definita come un approccio progettuale per il trattamento di qualsiasi edificio del patrimonio culturale la cui vita utile termina prima del decadimento fisico. Rappresenta un approccio contemporaneo all'analisi, alla valutazione e al trattamento del patrimonio culturale costruito, ponendo uguale enfasi sia sulla sua protezione del valore che sulla riattivazione. Si tratta di una strategia di riutilizzo adattivo (adaptive reuse) basata sul valore, non distruttiva e ad alto impatto, che utilizza le qualità soft (immateriali) dell'architettura: luce, colori e materiali, come strumenti per stabilire il legame desiderato tra la conservazione del valore degli edifici storici e la rinascita contemporanea. I ruoli di queste soft qualities, sebbene di natura sottile, sono amplificati alla scala a cui il loro effetto diventa significativo. Di conseguenza, questo approccio è sufficientemente delicato da garantire la conservazione del valore e abbastanza potente da garantire una trasformazione significativa. La strategia Soft Reuse può essere utilizzata come guida passo-passo per tutti i progetti di adaptive reuse del patrimonio che abbiano l'obiettivo comune di stabilire una relazione tra il valore del patrimonio e le esigenze moderne, in modo più sottile e significativo. Come conclusione di questa ricerca, i passaggi e le linee guida della strategia Soft Reuse vengono applicati a un caso studio, l'edificio storico di Santo Ivan Nepomuk, assicurandone la rinascita e mostrando il valore della strategia.
