The diffusion of abandoned buildings is a wide topic in Italy and concerns different architectural structures, including the industrial ones. The history of a building and the transformations occurred after its disposal may suggest new ways of intervention for reuse projects, creating unique spaces. Heden is the reuse project of the former Innocenti-Maserati sheds in Milan, whose concept is based on the architecture industrial past and on the vegetation grown inside the building after the abandon. Thus was born a relax factory that offers an experience of total escape in a widespread spa inside a botanical garden, whose union between nature and industry is visible from the moment of reception of the guest. In this volume an analysis is carried out that concerns both the field of hospitality and that of retail, which are two fundamental areas, and among them contaminate, to better understand and design the spaces of the patio and the reception of Heden. The first phase of research was aimed at discovering the etymology, history and environments that can host these activities, followed by a study on the consequences and opportunities that are derived from the difficult historical period that we are still facing today, the Covid-19 pandemic. This event has led to the development of new trends and the consolidation of many trends already in place; some of them are diametrically opposed, others, instead, prove themselves spontaneously hybridized, involving both the reception and the sales. Respecting the considerations that emerged from the research, the access to the structure was designed using elements that make Heden immediately recognizable to customers and that are a prelude to the experience itself. The strong presence of nature is mitigated with the industrial component also in the patio spaces, which is prefigured both as an entrance and as an installation, and the reception, where guests are welcomed and can enjoy the exclusive corner shop.
La diffusione di edifici abbandonati costituisce un’estesa problematica in Italia e riguarda differenti tipologie architettoniche, tra cui quella industriale. La storia di un edificio e le trasformazioni avvenute in seguito alla dismissione possono suggerire nuove modalità per gli interventi di riuso, attribuendo unicità agli spazi. Heden è il progetto di rifunzionalizzazione dei capannoni Innocenti-Maserati a Milano, il cui concept si basa sul passato industriale dell’architettura e sulla vegetazione sorta all’interno del fabbricato in seguito all’abbandono. Nasce così una fabbrica del relax che offre un’esperienza di totale evasione in una spa diffusa in un giardino botanico, il cui connubio tra natura ed industria è visibile fin dal momento dell’accoglienza dell’ospite. In questo volume viene svolta un’analisi che concerne sia il campo dell’hospitality che quello del retail, i quali sono due ambiti fondamentali, e fra loro contaminabili, al fine di comprendere e progettare al meglio gli spazi del patio e della reception di Heden. La prima fase di ricerca è stata volta a scoprire l’etimologia, la storia e gli ambienti che possono ospitare queste attività, a cui è seguito uno studio riguardante le conseguenze e le opportunità che sono derivate dal particolare periodo storico che tutt’oggi stiamo affrontando, la pandemia di Covid-19. Questo evento ha portato allo sviluppo di nuovi trend ed al consolidamento di molte tendenze già in atto; alcuni di essi sono diametralmente opposti, altri, invece, si dimostrano spontaneamente ibridati fra loro, coinvolgendo al contempo sia l’ambito dell’accoglienza che quello delle vendite. Rispettando le considerazioni emerse dalla ricerca, si è provveduto alla progettazione degli accessi alla struttura utilizzando elementi che rendano Heden immediatamente riconoscibile per i clienti e che siano un preludio dell’esperienza stessa. La forte presenza della natura si mitiga con la componente industriale anche negli spazi del patio, il quale si prefigura sia come un ingresso che come una installazione, e della reception, all’interno della quale gli ospiti vengono accolti e possono usufruire dell’esclusivo corner shop.
