Dormisch Hub. Rigenerazione ed ibridazione funzionale dell'ex Birrificio Dormisch a Udine

Our thesis project proposes an urban and architectural regeneration of the former Dormisch factory in Udine, an industrial building that has been abandoned for more than twenty years. The decision to tackle this issue stems from a question we asked ourselves a few months ago: how do we redevelop a territory starting from its deepest? Urban in this sense is the practice that comes closest to being an answer for us: through a series of actions and strategies, in fact, it aims to revive the disused and abandoned urban fabric of a city, offering a new interpretation. The recovery and reuse without new land consumption, looking at design sustainability and a poetics that sees in the old and in the ruin an opportunity for rebirth for the city. The former Dormisch area marked one hundred years of Udinese history. Born on the traces of the former city wall, it was modeled in the form we know today through additions, restorations and interventions by various designers. Perhaps it is precisely this character that seems almost temples to travel in that the building is a long-term state at the center of a heavy debate between citizens and administrations, because it is part of the history of Udine, it is a sign of what once it was the route of the fortifications and today it is the road ring that surrounds the historic center. The PRGC prescribed a future commercial destination for the lot, translated into the project for a supermarket. This was for a long time the main proposal for the redevelopment of the area, all flanked by rows of parking lots that would later remain under the control of the administration. Knowing the area, we wondered if this was really what the former Dormisch factory needed. Supported by the research seminar followed last year, we began to outline our thoughts by looking at the history of the building and its context. The project stems from the principles of urban regeneration, applied to a body that represents an interval between the historical fabric of Udine and the large school complexes. Imagine a wall without doors that divides two large rooms; today the Dormisch factory is a bit of this, a limit, an obstacle between two parts of the city that live in different rhythms and densities, but which deserve the opportunity to communicate. Our project aims to transform an urban void into a center capable of welcoming students and non-students, various activities capable of connecting a part of the city both in the infrastructural and in the social system, placing it at the center of the community. The void, from being a problem, manages to become a design opportunity, expressing its potential. To tell this journey we have decided to divide the book into three parts, presented as three separate small volumes. The first provides an in-depth description of the area and the building through maps, descriptions and drawings. The second volume, on the other hand, deals with issues related to the city and its regulations. Thanks to the first two books, the necessary foundations are laid to understand the reasons and strategies behind our project, told in the third book through concepts, diagrams and graphic representations.

Il nostro progetto di tesi propone una rigenerazione urbana ed architettonica dell’ex fabbrica Dormisch a Udine, un manufatto industriale ormai dismesso da più di vent’anni. La decisione di affrontare questo tema nasce da una domanda che ci siamo posti qualche mese fa: come facciamo a riqualificare un territorio a partire dalle sue radici più profonde? La rigenerazione urbana in questo senso è la pratica che più si avvicina ad essere per noi una risposta: attraverso una serie di azioni e strategie, infatti, mira a ridare vita al tessuto urbano dismesso ed abbandonato di una città, offrendone una nuova lettura. Il recupero e il riuso avvengono senza nuovo consumo di suolo, rivolgendo uno sguardo alla sostenibilità progettuale e ad una poetica che vede nel vecchio e nella rovina un’ occasione di rinascita per la città. L’ex area Dormisch ha segnato cent’anni di storia udinese. Nata sulle tracce dell’ex cinta muraria, si è modellata nella forma che conosciamo oggi attraverso aggiunte, restauri e interventi da parte di diversi progettisti. Forse è proprio per questo suo carattere che sembra quasi farla viaggiare nel tempo che l’edificio è stato a lungo al centro di un pesante dibattito tra cittadini e amministrazioni, perchè fa parte della storia di Udine, è un segno indelebile di quello che una volta era il tracciato delle fortificazioni ed oggi è l’anello viario che cinge il centro storico. Il PRGC prescriveva per il lotto una futura destinazione commerciale, tradotta nel progetto di un supermercato. Questa fu a lungo la principale proposta per la riqualificazione dell’area, il tutto affiancato da file di parcheggi che sarebbero poi rimasti sotto il controllo dell’amministrazione. Conoscendo il territorio ci siamo chiesti se questo era davvero ciò di cui l’ex fabbrica Dormisch aveva bisogno. Supportati dal seminario di ricerca seguito lo scorso anno, abbiamo cominciato a delineare un nostro pensiero guardando alla storia del fabbricato e al suo contesto. Il progetto nasce dai principi della rigenerazione urbana, applicata ad un corpo che rappresenta un intervallo tra il tessuto storico di Udine e i grandi complessi scolastici. Immaginamoci un muro privo di porte che divide due grandi sale; oggi la fabbrica Dormisch è un po’ questo, un limite, un ostacolo tra due parti di città che vivono di ritmi e densità diverse, ma che meritano la possibilità di comunicare. Il nostro progetto vuole trasformare un vuoto urbano in un centro capace di accogliere studenti e non, diverse attività in grado di connettere una parte di città sia nel sistema infrastrutturale che in quello sociale ponendolo al centro della comunità. Il vuoto, da problematica, riesce a diventare occasione progettuale, esprimendo la sue potenzialità. Per raccontare questo percorso abbiamo deciso di suddividere il book in tre parti, presentate come tre piccoli volumi separati. Il primo riporta una descrizione approfondita dell’area e dell’edificio mediante mappe, descrizioni ed elaborati. Il secondo volume si occupa invece delle tematiche legate alla città e alle sue normative. Grazie ai primi due libri, vengono poste le fondamenta necessarie per comprendere le ragioni e le strategie alla base del nostro progetto, raccontato nel terzo libro attraverso concept, diagrammi e rappresentazioni grafiche.
