Il project management e il settore delle costruzioni. Una chiave di lettura per l'architettura sostenibile

The thesis was born from the desire to investigate the issue of managing complex projects and to understand which are the dynamics of modern project management that ensure the delivery of the project within the predetermined time, cost and quality. A new approach to design is introduced, in which Project Management is the key to the interpretation of a dynamic and flexible context that requires well-defined techniques and methodologies. A definition of the preliminary and weighted steps, the research for competent professionals, the identification of the project manager, the schedule and the control of the risk and of the project plan find a vast area of application in the world of construction. For this reason, a version of Project Management is provided in Building Construction, demonstrating the activities required at an organizational and managerial level in order to lead complex architectural projects to success. With respect to this, reference is made to the methodologies implemented by the German firm Drees & Sommer, which is one of the most solid General Construction Management figures in the European scene. Finally, Chapter Three shows the process in a sustainable version, confirming that the architectural structures which are most sensitive to environmental compatibility require clear and decisive methods of Project Management to set high performance requirements. Project Management is integrated with the best practices identified by the Green Building Certificate Institute. The aim is to show how planning and execution can be integrated to create a cross-functional and efficient context for project management. To provide an even more comprehensive picture, a case study is presented about a LEED certified office building. The project of the headquarters of Green Energy River, awarded a Platinum LEED certification, is the confirmation that the path to be pursued is the knowledgeable application of the techniques of Project Management combined with the quality of the project contents. All this goes to confirm that Project Management is the answer to the complexity and eco-compatibility of projects required by the modern context.

La tesi nasce dalla volontà di approfondire il tema della gestione dei progetti complessi e capire quali sono le dinamiche di management che consentono al progetto moderno una consegna entro tempi, costi e qualità prestabiliti. È introdotto un nuovo approccio alla progettazione dove il Project Management risulta essere la chiave di interpretazione di un contesto dinamico e flessibile che necessita di tecniche e metodologie ben definite. Un’impostazione di progetto preliminare e ponderata, la ricerca di figure professionali competenti, l’individuazione del project manager, la pianificazione e il controllo dei rischi e del programma di progetto risultano trovare nel mondo delle costruzioni un settore di grande applicazione. Per tale ragione si fornisce una versione del Project Mangement nel Building Construction, presentando come si opera a livello organizzativo e gestionale al fine di condurre progetti d’architettura complessi al successo. A tal riguardo si fa riferimento alle metodologie messe in pratica dall’azienda tedesca Drees & Sommer che, sullo scenario europeo, rappresenta una delle più solide realtà di General Construction Management. In fine, nel terzo capitolo, si mostra il processo in versione sostenibile, confermando che le architetture più sensibili alla compatibilità ambientale richiedono metodi chiari e risolutivi per l’impostazione di progetti ad elevati requisiti prestazionali. Il Project Management è integrato alle best practice individuate dal Green Building Certificate Institute. Lo scopo è di mostrare come la progettazione e l’esecuzione possono essere affrontate stimolando un contesto di progetto multidisciplinare ed efficiente. Per fornire un quadro più completo, si è presentato il caso studio di un edificio per uffici certificato LEED. Il progetto della sede Green Energy River, insignito della certificazione Platinum LEED, è conferma che la strada da perseguire è una sapiente applicazione delle tecniche di Project Management annessa alla qualità dei contenuti progettuali. Tutto ciò va a confermare che il Project Management risulta la risposta alla complessità e ecocompatibilità progettuale richieste dal contesto moderno.
