How property tokenization can affect the online real estate buying experience

This thesis explores an approach to create a connection between real estate and blockchain through the research question: can property tokenization improve the online buying experience for real estate? This exploration was made in collaboration with Quimmo, a platform for full online real estate trading born in April 2022. The interest in the topic was born from the desire to create a place where everything needed to sell and buy real estate can be found. The thesis addresses in the various chapters a preliminary phase of research on users through Personas, UX Scorecard and a quantitative questionnaire carried out with 347 users. This made it possible to outline the project opportunities within the Quimmo site, in particular in the “my profile” section. Subsequently, with the additional support of information architecture and User stories, the prototype in Medium fidelity was created. Finally, the prototype was tested with a sample of 20 users via A / B testing and UEQ questionnaire. Tests showed that the prototype reaches its pinnacle in hedonistic qualities, while maintaining above-average pragmatic qualities and a good overall rating. The results of these tests further confirmed that starting to accompany users towards a transition of this type is an interesting approach that can have positive results for both Quimmo and users. Despite the fact that, at the moment, infrastructures and regulations are not yet ready to take such an important step towards digitization.

Questa tesi esplora un approccio per creare una connessione tra immobili e blockchain attraverso la domanda di ricerca: la tokenizzazione delle proprietà può migliorare l'esperienza di acquisto online per immobili? Questa esplorazione è stata realizzata in collaborazione con Quimmo, piattaforma per il trading immobiliare full online nata nell'aprile 2022. L'interesse per l'argomento è nato dalla volontà di creare un luogo dove si possa trovare tutto il necessario per vendere e acquistare immobili. La tesi affronta nei vari capitoli una fase preliminare di ricerca sugli utenti attraverso Personas, UX Scorecard e un questionario quantitativo svolto con 347 utenti. Ciò ha permesso di delineare le opportunità progettuali all'interno del sito di Quimmo, in particolare nella sezione “il mio profilo”. Successivamente, con il supporto aggiuntivo dell'architettura dell'informazione e delle User story, è stato realizzato il prototipo in fedeltà media. Infine, il prototipo è stato testato con un campione di 20 utenti tramite A/B test e questionario UEQ. I test hanno mostrato che il prototipo raggiunge il suo apice nelle qualità edonistiche, pur mantenendo qualità pragmatiche superiori alla media e una buona valutazione complessiva. I risultati di questi test hanno ulteriormente confermato che, iniziare ad accompagnare gli utenti verso una transizione di questo tipo, è un approccio interessante che può avere esiti positivi sia per Quimmo che per gli utenti. Nonostante, al momento, le infrastrutture e le normative non siano ancora pronte a compiere un passo così importante verso la digitalizzazione.
