And now, where are we going to live?

The following thesis deals with the area od Gazi, a district of Athens that has been affected by a strong gentrification process. The work explores the outcomes and effects of this phenomenon of urban transformation on the socio-spatial fabric of the district. Having introduced the subject of gentrification, historical data have been collected, reaching a critical analysis of the final framework of the current state of the area. Initially it is aiming to present the most important events that led to the gentrification of the environment of Gazi therefore the timeline as well as the actors that are included. Moreover, the research moves on to a more detailed analysis of the current state of the selected project site. The analysis of the urban fabric was acomplished via a methodical work involving the depiction of the buildings that exist in the district and analysing their characteristics. Furthermore it proceeds with a possible answer to this issue with a design proposal that is the the result of the investigation and understanding of the site. The intervention aims to maintain an original image of the urban block, characterized by a cluster of several buildings. The project introduces a set of higher buildings to deal with the growing population on one side, and keeps a more traditional low rise building system on the other. The two are put in relation with a semipublic garden that is placed in between and together with the ground floor level creates a continuity between the surrounding public space and the private one.

La seguente tesi si occupa dell’area di Gazi, un quartiere di Atene che è stato interessato da un forte processo di gentrificazione. Il lavoro esplora gli esiti e gli effetti di questo fenomeno di trasformazione urbana sul tessuto socio-spaziale del quartiere. Dopo aver introdotto il tema della gentrificazione, sono stati raccolti dati storici, giungendo a un’analisi critica del quadro finale dello stato attuale dell’area. Inizialmente si intende presentare gli eventi più importanti che hanno portato alla gentrificazione dell’area di Gazi, insieme alla cronologia e agli attori che ne fanno parte. A seguire, viene effettuata un’analisi più dettagliata dello stato attuale del sito di progetto selezionato. L’analisi del tessuto urbano è stata realizzata attraverso un lavoro metodico che prevede la rappresentazione degli edifici esistenti nel quartiere e l’analisi delle loro caratteristiche. Inoltre, procede con una possibile risposta a questo problema con una proposta progettuale che è il risultato dell’indagine e della comprensione del sito. L’intervento mira a mantenere un’immagine originale dell’isolato urbano, caratterizzato da un agglomerato di diversi edifici. Il progetto introduce una serie di edifici più alti per far fronte alla crescita della popolazione da un lato, e mantiene un sistema di edifici bassi più tradizionale dall’altro. I due elementi sono messi in relazione con un giardino semipubblico che si trova nel mezzo e che, insieme al livello del piano terra, crea una continuità tra lo spazio pubblico circostante e quello privato.
