The approach to maintenance has evolved over time and today, along with the need to carry out maintenance to ensure continuity of use and prolong the useful life of a property asset, the theme of sustainability is added, in line with the requirements of the Sustainable Development Goals (SDGs) of the 2030 Agenda. The progress of maintenance activities is moving towards new management systems that consist in the data collection and data processing with the aim of monitoring in real time the status of budlings and related infrastructures in order to manage their maintenance procedures. The goal is to improve efficiency, energy saving, quality, safety and their environmental impact. Today numerous digital technologies, often called PropTech (crasis of the English terms Property and Technology) are available to contribute to these goals, but their adoption in the maintenance sector is still limited and the benefits are yet to be demonstrated. This thesis aims to explore the potential of the use of innovative technologies in order to achieve greater sustainability of maintenance activities. To do this, a system of evaluation of the benefits in terms of sustainability of predictive maintenance activities compared to ordinary maintenance will be formulated within the thesis, through the elaboration of a framework of indicators. The latter is validated by a PropTech company, a member of the Italian PropTech Network, which uses technology to optimize the management of buildings and, therefore, also their maintenance. The objective of identifying a framework of indicators will be pursued by adopting an analytical approach at the initial stage of thesis work requiring some preliminary research activities. After introducing the theme of PropTech, and more specifically that of Smart Real Estate, the research will continue with a review of the literature, which will serve for (a) deepen the topic of predictive maintenance and investigate which technologies are currently being adopted to achieve it, (b) understand the advantages over traditional maintenance carried out with standard tools, (c) understand the state of the art compared to the indicators already existing in the scientific literature to assess the performance of environmental, social and economic sustainability of building maintenance. All this in order to develop a framework of indicators aimed specifically at the comparison between a traditional and an innovative maintenance approach, to evaluate its sustainability performance. In order to validate and understand the functionality and usefulness of this indicator framework, a series of questions in the form of an interview was asked to the chosen PropTech company. Based on the answers provided by the respondent, it was finally possible to compare the sustainability performance of innovative maintenance compared to the traditional, demonstrating the greater effectiveness and efficiency (compared to the selected indicators) predictive maintenance carried out with digital technologies.
L'approccio manutentivo si è evoluto nel tempo e oggi, insieme alla necessità di effettuare la manutenzione per garantire la continuità di utilizzo e prolungare la vita utile di un bene immobile, si aggiunge il tema della sostenibilità, in linea con le esigenze degli obiettivi di sviluppo sostenibile (SDG) a cui mira l'Agenda 2030. Il progresso delle attività di manutenzione si sta muovendo verso nuovi sistemi di gestione che consistono nella raccolta ed elaborazione dei dati con l'obiettivo di monitorare in tempo reale lo stato degli immobili e delle relative infrastrutture al fine di gestirne le procedure manutentive. L'obiettivo è migliorarne l'efficienza, il risparmio energetico, la qualità, la sicurezza e l’impatto ambientale. Oggi numerose tecnologie digitali, che spesso prendono il nome di PropTech (crasi dei termini inglesi Property e Technology) sono disponibili per contribuire a questi obiettivi, ma la loro adozione nel settore della manutenzione è ancora limitata e i benefici sono ancora da dimostrare. Questa tesi mira a esplorare le potenzialità dell’uso di tecnologie innovative al fine di raggiungere una maggiore sostenibilità delle attività manutentive. Per fare ciò all’interno della tesi verrà formulato un sistema di valutazione dei benefici in termini di sostenibilità delle attività di manutenzione predittiva rispetto alla manutenzione ordinaria, attraverso l'elaborazione di un quadro di indicatori. Quest’ultimo è validato da un’azienda PropTech, aderente all’Italian PropTech Network, che sfrutta la tecnologia per ottimizzare la gestione degli edifici e, quindi, anche della loro manutenzione. L'obiettivo di individuazione di un quadro di indicatori sarà perseguito adottando un approccio analitico nella fase iniziale del lavoro di tesi che richiede alcune attività di ricerca preliminari. Dopo aver introdotto il tema del PropTech, e, più nello specifico, quello dello Smart Real Estate, la ricerca proseguirà con una rassegna della letteratura, che servirà per (a) approfondire il tema della manutenzione predittiva e indagare quali tecnologie sono attualmente in fase di adozione per ottenerla, (b) comprendere i vantaggi rispetto alla manutenzione tradizionale effettuata con strumenti standard, (c) capire lo stato dell'arte rispetto agli indicatori già esistenti nella letteratura scientifica per valutare le prestazioni di sostenibilità ambientale, sociale ed economica della manutenzione edilizia. Tutto ciò al fine di elaborare un quadro di indicatori volto nello specifico al confronto tra un approccio manutentivo tradizionale e uno innovativo, per valutarne la performance di sostenibilità. Al fine di validare e comprendere la funzionalità e l’utilità di tale quadro di indicatori, una serie di domande sotto forma di intervista è stata posta all’azienda PropTech scelta. Sulla base delle risposte fornite dall’intervistato, è stato infine possibile confrontare le performance di sostenibilità della manutenzione innovativa rispetto a quella tradizionale, dimostrando la maggior efficacia ed efficienza (rispetto agli indicatori selezionati) della manutenzione predittiva effettuata con tecnologie digitali.
