The Olympic Village for the 2026 Winter Olympics in Milan Cortina represents a great opportunity for the former railway yard of Porta Romana. However, history shows that an inadequate intervention regarding such a large urban transformation could lead to a risky failure. For this reason, the first part of the thesis is dedicated to a study of the past, both of the Olympic Villages and of the transformations that Milan has undergone, with a consequent understanding of what the problems could be due to an incorrect design of this type, finding a solution in the analysis of eco-neighbourhoods and BIM methodology. The second part, then, concerns the recovery of the two pre-existing buildings located in the intervention lot, the Ex Squadra di Rialzo building and Palazzo Basilico. These are given a new face, wich is aimed at co-dividuality, in one case in the work sphere, becoming Re-Start Up, and in the other as far as living is concerned, becoming Re-Hostel. The focus of the thesis is, anyhow, on the design of a newly constructed building, Re-Flat. This is a building mainly of a residential nature, supplemented on the ground floor by tertiary services and built using innovative methods. The innovation lies both in the choice of construction materials, preferring lightweight, high-performance materials and in some cases their off-site prefabrication, and in the façade cladding made of BIPV panels and the holistic approach undertaken using the Active House protocol to verify the impact of the design choices in the building’s overall framework. Finally, a look is taken at the actual constructiability of the intervention and its phases.
Il Villaggio Olimpico per le Olimpiadi Invernali di Milano Cortina 2026 rappresenta una grande opportunità per l’ex scalo ferroviario di Porta Romana. Tuttavia, la storia ci mostra che un inadeguato intervento riguardante una trasformazione urbana così grande potrebbe ricadere in un rischioso fallimento. Per questo motivo, la prima parte della tesi è dedicata ad uno studio del passato, sia dei Villaggi Olimpici che delle trasformazioni che ha subito Milano, con la conseguente comprensione di quali potrebbero essere le problematiche dovute ad una scorretta progettazione di questo tipo, trovando una soluzione nell’analisi degli ecoquartieri e della metodologia BIM. La seconda parte riguarda quindi il recupero delle due preesistenze situate nel lotto di intervento, l’edificio dell’Ex Squadra di Rialzo e Palazzo Basilico. A questi viene dato un volto nuovo, che si rivolge alla co-dividualità, in un caso in ambito lavorativo divenendo Re-Start Up e nell’altro per ciò che riguarda l’abitare, trasformandosi in Re-Hostel. La concentrazione dell’elaborato di tesi si è però incentrata sulla progettazione di un edificio di nuova costruzione, Re-Flat. Si tratta di un edificio principalmente di carattere abitativo, integrato al piano terra da servizi terziari e costruito con metodologie innovative. L’innovazione sta sia nella scelta dei materiali da costruzione, prediligendo materiali leggeri e altamente prestazionali ed in alcuni casi la prefabbricazione degli stessi off-site, che nel rivestimento di facciata in pannelli BIPV e nell’approccio olistico intrapreso utilizzando il protocollo Active House per verificare l’impatto delle scelte progettuali nel quadro complessivo dell’edificio. Infine, viene dato uno sguardo all’effettiva costruibilità dell’intervento e delle sue fasi.
