Social Housing through the axis of Urban Regeneration. Atlas of the case studies in the Milanese context in a triple social, economic and services of general interest analysis.

The following paper offers research and analysis of Social Housing concerning Urban Regeneration, starting from the Italian national context and then focusing on the Milanese reality. This research begins with an introductory section that provides an overview of the definitions, dimensions, and economic and social aspects of Social Housing, starting from a European scale, up to the municipal one of Milan. Subsequently, these elements are linked to the theme of Urban Regeneration. The possibilities of transformation and the social and environmental aspects that involve individuals and communities, especially the margins of the City, are examined, through three interpretations: Space, Time, and Aesthetics. To understand the relationship between the two and support this analysis, in the second part of the thesis, the focus, a mapping of seventeen urban regeneration projects in Milan is developed, which include Social Housing initiatives. To collect the data, specially created cards were used, containing not only identification information, but also details on the target of the beneficiaries, the services related to the intervention, and the sale and/or rental prices of the apartments involved, according to parameters useful for the final analysis. The final chapter proposes an analysis according to three key points: Social mix, Economic accessibility, and Services of general interest. These constitute a starting point to develop considerations related to different issues with social and economic impact, using the three interpretations used during the analysis of Urban Regeneration, in particular the theme of Aesthetics, as strongly interconnected with the theme, often overshadowed, of Justice.

Il seguente elaborato offre una ricerca e analisi del Social Housing con riferimento alla Rigenerazione Urbana, partendo dal contesto nazionale italiano e concentrandosi poi sulla realtà milanese. Questa ricerca inizia con una sezione introduttiva che fornisce una panoramica delle definizioni, delle dimensioni, degli aspetti economici e sociali del Social Housing, partendo da una scala europea, fino ad arrivare a quella municipale di Milano. Successivamente, tali elementi vengono collegati al tema della Rigenerazione Urbana. Vengono esaminate le possibilità di trasformazione e gli aspetti sociali ed ambientali che coinvolgono gli individui e le comunità, specialmente i margini della Città, questo attraverso tre chiavi di lettura: Spazio, Tempo e Bellezza.  Per comprendere il rapporto tra i due e supportare questa analisi, nella seconda parte della tesi, il focus, viene sviluppata una mappatura di diciassette progetti di rigenerazione urbana a Milano, che includono iniziative di Social Housing. Per raccogliere i dati, sono state utilizzate schede appositamente create, contenenti non solo informazioni identificative, ma anche dettagli sul target dei beneficiari, i servizi legati all'intervento, e i prezzi di vendita e/o affitto degli appartamenti coinvolti, secondo di parametri utili alla analisi finale. Nel capitolo finale è proposta un’analisi secondo tre punti chiave: Social mix, Accessibilità economica e Servizi di interesse generale. Questi costituiscono un punto di partenza per poter sviluppare considerazioni legate a diverse tematiche ad impatto sociale ed economico, servendosi delle tre chiavi di lettura utilizzate durante l’analisi della Rigenerazione Urbana, in particolar modo al tema della Bellezza, in quanto fortemente interconnessa con tema, spesso messo in secondo piano, della Giustizia.
