Architecture and real estate development are closely related disciplines with many overlapping areas. Not only do both play important roles in the urban development of our cities, but also architects and real estate developers frequently collaborate during the development process of buildings. Due to the differences in their perspectives, priorities, and objectives, oftentimes tension or conflict can appear in these roles’ collaborative relationships. This thesis hypothesises that by examining an alternative development model called “Architect as Developer”, where both roles are fulfilled by the same entity, architects and developers in the ‘traditional’ model of real estate development may understand one another easier and optimise their working relationships, reducing or effectively managing any possible conflicts. To conduct such an examination, the roles and expertise of architects and developers have been outlined within the context of the development process, followed by an extensive study of the “Architect as Developer” model with references to the existing literature regarding the topic, and four selected case studies from renounced architect-developers have been analysed regarding both architectural features and architect-developer’s roles during the development process, to provide some practical lessons. The paper concludes that in order to improve their collaborations and achieve successful development projects, both architects and developers must compromise on certain points as, the developers should be encouraged to see good architectural design as an investment rather than a cost, yet architects should make their design decisions with the financial implications in mind. Both parties must communicate clearly and efficiently, starting from the beginning phases of the development process, and respect the other’s input. Overall, this thesis provides some insight into the development process, the intersections of architecture and real estate development, and some practical lessons taken from relevant case studies to ensure the success of the collaborations of architects and developers, leading to developments in our cities that are both financially and architecturally superior.
L'architettura e lo sviluppo immobiliare sono discipline strettamente correlate con molte aree di sovrapposizione. Non solo entrambi svolgono importanti ruoli nello sviluppo urbano delle nostre città, ma anche gli architetti e gli sviluppatori immobiliari collaborano frequentemente durante il processo di sviluppo degli edifici. A causa delle differenze nelle loro prospettive, priorità e obiettivi, spesso possono verificarsi tensioni o conflitti nelle relazioni collaborative di questi ruoli. Questa tesi ipotizza che esaminando un modello di sviluppo alternativo chiamato "Architetto come Sviluppatore", in cui entrambi i ruoli sono svolti dalla stessa entità, gli architetti e gli sviluppatori nel "tradizionale" modello di sviluppo immobiliare possano capirsi più facilmente e ottimizzare le loro relazioni di lavoro, riducendo o gestendo efficacemente eventuali conflitti. Per condurre tale esame, i ruoli e le competenze degli architetti e degli sviluppatori sono stati delineati nel contesto del processo di sviluppo, seguito da uno studio approfondito del modello "Architetto come Sviluppatore" con riferimenti alla letteratura esistente sull'argomento, e quattro casi studio selezionati di rinomati architetti-sviluppatori sono stati analizzati riguardante le caratteristiche architettoniche e ai ruoli degli architetti-sviluppatori durante il processo di sviluppo, per fornire alcune lezioni pratiche. Il documento conclude che, al fine di migliorare le loro collaborazioni e ottenere progetti di sviluppo di successo, sia gli architetti che gli sviluppatori devono compromettersi su determinati punti, in quanto gli sviluppatori dovrebbero essere incoraggiati a vedere il buon design architettonico come un investimento piuttosto che come un costo, mentre gli architetti dovrebbero prendere le loro decisioni di progettazione tenendo a mente le implicazioni finanziarie. Entrambe le parti devono comunicare in modo chiaro ed efficiente, a partire dalle fasi iniziali del processo di sviluppo, e rispettare l'input dell'altra parte. In generale, questa tesi fornisce una visione del processo di sviluppo, degli incroci tra l'architettura e lo sviluppo immobiliare e alcune lezioni pratiche tratte da casi studio pertinenti per garantire il successo delle collaborazioni tra architetti e sviluppatori, portando a sviluppi nelle nostre città che sono sia finanziariamente che architettonicamente superiori.
