San Siro Stadium - Economic (Un)Sustainability Analysis Revised Under Evolving Macroeconomic Dynamics

This thesis aims to answer the main questions concerning one of the most debated current topic in our country: why, after so many discussions and proposals, has the project for the new San Siro stadium not been implemented? What impact will this decision have on the existing infrastructure and its context? Italy is statistically a football-centric country. Most of the population considers this sport as part of their daily life, as it generates sharing and social aggregation, it creates a sense of belonging by strengthening the union between members of the community. (Carrà, 2023) The sociability fostered by the football sector has emerged as the macro-area yielding the most substantial economic impact within our nation. Specifically, it accounts for 2.06 billion euros, slightly less than half of the total 4.53 billion euros. It has contributed significantly to the increase in social capital by 1.34 billion euros, education and employment by 275.4 million, volunteerism by 445.3 million, and crime reduction by 1.9 million. (FIGC - AREL - PwC, 2023). However, what allows us to assess the importance and attention that must be given to this area is the magnitude of the negative impacts that can be triggered by neglecting it. In recent years, Italian football has shown worse economic-financial parameters compared to European ones, and the main cause is identified in the reduced infrastructural investments, which entail higher maintenance, management and energy costs, and lower revenue for the football club due to the lack of stadium ownership. These are the main reasons why the two promoters decided to take a step forward towards the ownership of their own stadium. This thesis will analyse the 2021 proposed San Siro project contextualised at present time, underlying the difference in the macroeconomic factors and how these latter modify the KPIs related to this proposal. Different variables will be taken into consideration to quantify the inflation impact on the construction costs and on the revenues as well. Furthermore, it will be estimated the different interest rates influence on the cost of debt and cost of equity, to better understand the necessary conditions in order to obtain a profitable investment. The methods employed during the scientific study of the project plan, also referred to as Investment Appraisal Methods, are multiple, such as the Net Present Value, the Internal Rate of Return, and the Discounted Payback Period. The thesis has the intention to comprehensively elucidate each methodology, providing readers with an understanding of their intrinsic principles. Moreover, it aims to demonstrate their practical application within the case study, facilitating an empirical assessment of the decision undertaken by the project’s promoters through the utilization of rigorous quantitative analysis.

La tesi qui esposta si prefigge lo scopo di rispondere alle principali domande riguardanti uno dei temi attuali più dibattuti nel nostro paese: perché, dopo numerose proposte e discussioni, il progetto per il nuovo stadio di San Siro non è stato finalizzato? Che impatto avrà questa decisione sull’infrastruttura esistente e sul suo contesto? L’Italia è statisticamente un paese calcio-centrico. La maggior parte della popolazione considera questo sport parte integrante della sua vita quotidiana in quanto, generando condivisione e aggregazione sociale, esso crea un senso di appartenenza rafforzando l’unione tra i membri della comunità. (Carrà, 2023) La socialità si è dimostrata la macroarea che ha prodotto il maggior impatto economico nel nostro paese. Si parla di 2,06 miliardi di euro, poco meno della metà dei 4,53 miliardi di euro totali. Ha contribuito all’aumento del capitale sociale per 1,34 miliardi di euro, della formazione e dell’occupazione per 275,4 milioni, del volontariato per 445,3 milioni e alla riduzione dei crimini per 1,9 milioni. (FIGC - AREL - PwC, 2023) Tuttavia, ciò che ci consente di valutare l’importanza e l’attenzione che deve essere riservata a quest’area è la portata degli impatti negativi che possono essere innescati dal suo abbandono. Così come rilevato negli ultimi anni, il calcio italiano ha evidenziato parametri economico-finanziari meno favorevoli rispetto al panorama europeo, individuando come causa principale la carenza di investimenti infrastrutturali. Tale situazione implica maggiori costi energetici, di manutenzione e di gestione, nonché minori entrate per il club calcistico a causa dell’assenza di uno stadio di proprietà. Questi sopra elencati rappresentano le principali ragioni per cui i due promotori hanno preso la decisione iniziale di investire in uno stadio di proprietà. L’elaborato di tesi analizzerà il progetto del nuovo stadio di San Siro proposto nel 2021 contestualizzato nel panorama attuale, evidenziando le differenze dei fattori macroeconomici e come questi ultimi influenzino i KPIs correlati a questa proposta. Verranno prese in considerazione molteplici variabili in modo da poter quantificare l’impatto dell’inflazione sui costi di costruzione e sui ricavi. Si valuterà, inoltre, l’influenza dei tassi di interesse sul costo del capitale a debito e sull’equity per meglio comprendere le condizioni necessarie per ottenere un investimento profittevole. Le metodologie scientifiche adoperate durante lo studio del progetto, a cui ci riferiremo come Metodi di Valutazione degli Investimenti, sono molteplici, come ad esempio il Valore Attuale Netto (VAN), il Tasso Interno di Rendimento (TIR) e il Periodo di Break-Even Scontato. La tesi si prefigge, dunque, di offrire un’esaustiva esposizione di ciascuna metodologia, consentendo al lettore di acquisire una comprensione dettagliata dei relativi principi intrinseci. Infine, si propone di illustrare l’applicazione pratica all’interno del caso studio, agevolando così una valutazione empirica delle decisioni intraprese dai promotori del progetto attraverso l’impiego di un’analisi quantitativa accurata.
