The Hacienda San Juan Grande, An Adaptive Re-Use in the Field of Conservation

The aim of this thesis is to portray the potential of the Hacienda San Juan Grande, an estate initially located in the outskirts of the capital ,Lima, Peru , now absorbed by the city urban fabric and its concrete structures that is forgetting the history of the capital city.This building is considered as part of the National Heritage since 1972, however it has been left to decay for more than a century, and is just one of plenty that are catalogued, protected that are not properly being taken care of. There are barely intervention proposals for the ‘’Haciendas’’ in Peru, specifically in Lima. Although some of them such as Hacienda San Juan Grande has been included in the Cultural Heritage List in Public and private institutions are not involved in the development of restorations as there are limited investments. Likewise, there has been many adversities regarding these regulations and lack of clear instructions for the possible interventions to architectural heritage. The architecture of the Haciendas has been present since the arrival of the Spanish in Peruvian territory and they were still fully functioning until the late 1960’s. Thus there has been abandonment, original production loss, transformation of spaces among others hence it is imminent to save this historical place to safeguard the identity of the Hacienda. Consequently, a thorough analysis will be performed regarding its construction system, typology, history and state of decay in order to propose an Adaptive Re-Use that complies to the existing.

L'obiettivo di questa tesi è quello di rappresentare il potenziale dell'Hacienda San Juan Grande, una tenuta inizialmente situata nella periferia della capitale Lima, in Perù, ora assorbita dal tessuto urbano della città e dalle sue strutture in cemento che stanno dimenticando la storia della capitale. Questo edificio è considerato parte del patrimonio nazionale dal 1972, ma è stato lasciato al degrado per più di un secolo, ed è solo uno dei tanti che sono catalogati, protetti che non sono adeguatamente curati. Le proposte di intervento per le ''Haciendas'' in Perù, in particolare a Lima, sono scarse. Anche se alcune di esse, come l'Hacienda San Juan Grande, sono state inserite nella Lista del Patrimonio Culturale nel 2011, le istituzioni pubbliche e private non sono coinvolte nello sviluppo dei restauri perché gli investimenti sono limitati. Allo stesso modo, ci sono state molte avversità riguardo a questi regolamenti e alla mancanza di istruzioni chiare per i possibili interventi sul patrimonio architettonico. L'architettura delle haciendas è presente fin dall'arrivo degli spagnoli nel territorio peruviano e sono state ancora pienamente funzionanti fino alla fine degli anni Sessanta. Per questo motivo, l'abbandono, la perdita della produzione originaria, la trasformazione degli spazi e altro ancora, rendono imminente il salvataggio di questo luogo storico per salvaguardare l'identità dell'hacienda. Di conseguenza, si procederà a un'analisi approfondita del sistema costruttivo, della tipologia, della storia e dello stato di degrado, al fine di proporre un riuso adattivo conforme all'esistente.
