Il Riuso Adattivo: la riconversione funzionale da uffici a residenze dell'attuale stock edilizio e i criteri per progettare la convertibilità - due metaprogetti nella città di Milano

The thesis proposes to explore the possibility of reconverting office buildings into residences, focusing on the growing housing problem and the scarcity of housing in this historical period. The research is based on a methodology that draws on scientific sources, identifying key points for reconversion through an in-depth analysis of exemplary case studies.The methodology adopted focuses on the identification of fundamental criteria for a successful reconversion, considering aspects such as the location of the building, the structure of the building itself, and its suitability for current urban planning regulations. The scientific sources and sector studies analysed provide the theoretical frameworks necessary to assess the feasibility of the conversion. The research results indicate that the conversion from offices to residences can be successfully implemented provided that the building selection meets the identified criteria. The case studies analysed show positive examples of these transformations, highlighting the potential of adapting existing spaces to meet future housing needs.Finally, in the final part of the paper, the fundamental criteria identified above are applied in two explanatory meta-projects, namely two office buildings located in the metropolitan city of Milan. These metaprojects serve as examples illustrating the opportunities and criticalities that may emerge during the conversion process. The analysis of these case studies provides practical insights into the transformation of existing buildings and helps outline strategies that can be applied to similar contexts.This study contributes to the understanding of the opportunities offered by the reconversion of spaces, providing practical guidelines for the actors involved in the real estate and urban planning sector. The research shows that conversion from office to residential can be an effective response to the growing demand for housing, offering an innovative perspective to address the current housing crisis.

L’elaborato di tesi propone di esplorare la possibilità di riconvertire edifici con destinazione d’uso ad uffici in residenze, focalizzandosi sulla crescente problematica abitativa e la scarsa disponibilità di alloggi in questo periodo storico. La ricerca si basa su una metodologia che attinge da fonti scientifiche, identificando punti chiave per la riconversione attraverso un’analisi approfondita di casi studio esemplificativi. La metodologia adottata si è concentrata sull’individuazione di criteri fondamentali per una riuscita riconversione, considerando aspetti come l’ubicazione dell’edificio, la struttura stessa dell’edificio, l’adeguatezza alle normative urbanistiche vigenti. Le fonti scientifiche e gli studi di settore analizzate hanno fornito il quadro teorico necessario per valutare la fattibilità di trasformazione. I risultati della ricerca indicano che la riconversione da uffici a residenze può essere attuata con successo a condizione che la selezione dell’edificio soddisfi i criteri identificati. I casi studio analizzati mostrano esempi positivi di queste trasformazioni, evidenziando il potenziale di adattamento degli spazi esistenti per rispondere alle esigenze abitative future. Infine, nella parte finale dell’elaborato, vengono applicati i criteri fondamentali individuati precedentemente in due metaprogetti esplicativi, ovvero due edifici con destinazione d’ uso ad uffici situati nella città metropolitana di Milano. Questi metaprogetti fungono da esempi che illustrano le opportunità e le criticità che possono emergere durante il processo di riconversione. L’analisi di tali casi studio fornisce insight pratici sulla trasformazione di edifici esistenti e contribuisce a delineare strategie applicabili a contesti simili. Questo studio contribuisce alla comprensione delle opportunità offerte dalla riconversione degli spazi, fornendo linee guida pratiche per gli attori coinvolti nel settore immobiliare e urbanistico. La ricerca evidenzia che la riconversione da uffici a residenze può rappresentare una risposta efficace alla crescente domanda di alloggi, offrendo una prospettiva innovativa per affrontare la crisi abitativa attuale.
