This thesis explores and analyzes the economic, social and environmental implications of the urban regeneration of a former industrial area, located in the suburban context of the Certosa area in Milan, in the new Certosa District. The research uses the theoretical framework of urban land rent to examine the consequences of regeneration on the local community. The study begins with an introduction to the concept of land rent, which plays a preliminary role in analyzing the conceptual models of various theories, such as those of David Ricardo, Karl Marx, Von Thünen and Alonso, up to recent developments in the field. The next section delves into trends in the Milan real estate market, analyzing the residential, office and retail sectors to assess the impact that transformation would have on this market. A detailed study of the Certosa neighborhood's urban regeneration project is then outlined, examining its spatial context, set goals and specific projects. These include the Forgiatura, the Ex Sandvik area, the Ex Keolliker area and the Pennellificio, which represent the centerpieces of the new Certosa District. The next chapter assesses the impact of urban regeneration on a former industrial area, focusing on economic, social and environmental assessments. The economic assessment includes an analysis of the impacts on the real estate market and the application of the theory of agglomeration economies to the Certosa District, as well as a SWOT analysis. The social assessment also includes a SWOT analysis, which examines the implications of the project for community dynamics. The environmental assessment considers land consumption trends in Italy, environmental regeneration strategies and its benefits, and a corresponding SWOT analysis. Following is a comparative analysis with the Porta Nuova project, which provides further insights into urban regeneration strategies. This includes an analysis of its economic, social, and environmental impacts. In the concluding section, the results obtained are summarized and final considerations are made on the overall economic, social and environmental impact. In summary, the aim of this thesis is to enhance the understanding of urban regeneration strategies and to provide valuable insights and perspectives for the planning and development of future projects in this field.
Questa tesi esplora e analizza le implicazioni economiche, sociali e ambientali della rigenerazione urbana di un'ex area industriale, situata in un contesto suburbano all’interno del quartiere Certosa a Milano, nel nuovo Certosa District. La ricerca fa uso del quadro teorico della rendita fondiaria urbana per esaminare le conseguenze della rigenerazione sulla comunità locale. Lo studio parte con un'introduzione al concetto di rendita fondiaria, che svolge un ruolo preliminare nell'analisi dei modelli concettuali di varie teorie, come quelle di David Ricardo, Karl Marx, Von Thünen e Alonso, fino ai recenti sviluppi in materia. La sezione successiva approfondisce le tendenze del mercato immobiliare milanese, analizzando i settori residenziale, direzionale e retail al fine di valutare l'impatto che la rigenerazione avrebbe su questo mercato. Successivamente, si delinea un dettagliato studio sul progetto di rigenerazione urbana del quartiere Certosa, esaminando il suo contesto territoriale, gli obiettivi prefissati e i progetti specifici. Tra questi, la Forgiatura, l'area Ex Sandvik, l'area Ex Keolliker e il Pennellificio, luoghi chiave del nuovo Certosa District. Nel capitolo successivo viene valutato l'impatto della rigenerazione urbana su un'ex area industriale, concentrandosi su valutazioni economiche, sociali e ambientali. La valutazione economica comprende un'analisi degli impatti sul mercato immobiliare e l'applicazione della teoria delle economie di agglomerazione al Certosa District, oltre a un'analisi SWOT. La valutazione sociale comprende anch'essa un'analisi SWOT, che esamina le implicazioni del progetto per le dinamiche comunitarie. La valutazione ambientale prende in considerazione le tendenze del consumo di suolo in Italia, le strategie di rigenerazione ambientale e i suoi benefici e una corrispondente analisi SWOT. Segue un'analisi comparativa con il progetto Porta Nuova che fornisce ulteriori spunti di riflessione sulle strategie di rigenerazione urbana. Questo include un’analisi dei suoi impatti economici, sociali e ambientali. Nella sezione conclusiva, si riassumono i risultati ottenuti e si fanno considerazioni finali sull'impatto economico, sociale e ambientale complessivo. In sintesi, l'intento di questa tesi è di migliorare la comprensione delle strategie di rigenerazione urbana e di offrire idee e prospettive utili per la pianificazione e lo sviluppo di progetti futuri in questo ambito.
