Logistics challenges : project for the new Cortenuova's facilities center along BreBeMi

Logistics is one of the fastest developing sectors in recent years, which has seen its growth peak in the post-pandemic period, thanks to the advent of e-commerce and the change in consumer purchasing behavior. However, this phenomenon has had many repercussions on the territory, due to the spread of dedicated establishments, real “containers” of considerable size, with the related service spaces: such as loading and unloading yards or parking areas for heavy vehicles. This thesis work stems from the desire to provide a picture of the logistics phenomenon at a national level, to identify the problems and challenges that arise and to propose an intervention solution. The area that includes the municipalities of Calcio, Cividate al Piano and Cortenuova, located in the Milan Logistics Region, along the BreBeMi motorway axis, was chosen as the work area. It was decided by the student to name this area as Calcio’s logistics district given the strong presence of settlements for logistics use, present and future, in these municipalities. The project proposes a solution to the issue of services for logistics operators in this district, given the lack of dedicated facilities in the area. The project involves the construction of a service center through the reuse of a dismissed shopping center in the municipality of Cortenuova. The location of this lot is strategic both because it is a maximum of ten minutes by car from all the logistics centers of the three municipalities, and because it is adjacent to the area of the current MD logistics center and the area of the future interport of the MSC group.

La logistica è uno dei settori in maggior sviluppo negli ultimi anni, che ha visto il proprio picco di crescita nel post pandemia, grazie all’avvento dell’e-commerce e al cambiamento dei comportamenti d’acquisto da parte dei consumatori. Tuttavia, questo fenomeno ha avuto non poche ripercussioni sul territorio, a causa della diffusione degli stabilimenti dedicati, dei veri e propri “contenitori” di dimensioni notevoli, con i relativi spazi a servizio: come i piazzali di carico e scarico o le aree di sosta per i mezzi pesanti. Questo lavoro di tesi nasce dunque dalla volontà di restituire un quadro del fenomeno logistico a livello nazionale, di individuare le problematiche e le sfide che ne conseguono e di proporre una soluzione di intervento. Come area di lavoro è stata scelta la zona che comprende i comuni di Calcio, Cividate al Piano e Cortenuova, situati nella Regione Logistica Milanese, lungo l’asse autostradale della BreBeMi. È stato deciso dallo studente di denominare quest’area come Calcio’s logistics district vista la forte presenza di insediamenti a uso logistico, presenti e futuri, in questi comuni. Il progetto propone una soluzione al tema dei servizi a favore degli operatori logistici di questo distretto, vista la carenza nella zona di strutture dedicate. Il progetto prevede la realizzazione di un centro servizi attraverso il riutilizzo di un centro commerciale ormai dismesso nel comune di Cortenuova. La posizione di questo lotto è strategica sia perché dista un massimo di dieci minuti in auto da tutti i centri logistici dei tre comuni, sia perché è limitrofo all’area dell’attuale centro logistico MD e all’area del futuro interporto del gruppo MSC.
