In recent decades, architecture has addressed a wide range of themes, but living has been a central topic, being intrinsically linked to human history. The increase in urban density has triggered an increase in the cost of living and prices in real estate have increased significantly. Faced with this situation, the phenomenon of micro-environments becomes an important point of reflection and topic of research for the real estate market in large cities, where the reduced square footage contributes to easier accessibility. Analyzing the history of living and the new trend towards living in confined spaces, the research intends to provide the necessary knowledge to develop a design proposal for minimal housing. The focus is on the optimization of space through multifunctional solutions that guarantee comfort and satisfy everyday needs. The thesis uses case studies, regulatory analysis and future projections to outline a complete picture of the challenges and opportunities related to reduced living spaces. The project proposal for this reason is a building with private mini-apartments and common areas, able to encourage socialization and offering support to residences. The need for practical and economical solutions results in small but flexible apartments, able to adapt to different activities. In this context, the small size is not considered a limit, but an opportunity to enhance the space through careful design. Thanks to an in-depth study and targeted design, the thesis shows that mini-apartments represent a response to the needs of modern society.
Negli ultimi decenni, l’architettura ha affrontato una vasta gamma di temi, ma l’abitare ha costituito un argomento centrale, essendo intrinsecamente legato alla storia umana. L’aumento della densità urbana ha innescato un conseguente incremento dei costi della vita e i prezzi nel settore immobiliare hanno registrato un notevole aumento. Di fronte a questa situazione il fenomeno dei microambienti diventa un importante punto di riflessione e ricerca per il mercato immobiliare nelle grandi città, dove la metratura ridotta contribuisce ad ottenere una maggiore accessibilità. Analizzando la storia dell’abitare e la nuova tendenza verso la vita in spazi ristretti, la ricerca ha l’intenzione di fornire le conoscenze necessarie per arrivare a sviluppare una proposta progettuale per abitazioni minime. Il focus riguarda l’ottimizzazione dello spazio attraverso soluzioni polifunzionali che garantiscano comfort e rispondano alle necessità quotidiane. La tesi si avvale di casi studio, analisi di normative e proiezioni future per delineare un quadro completo delle sfide e delle opportunità legate agli spazi abitativi ridotti. La proposta progettuale per questo motivo è un edificio con miniappartamenti privati e aree comuni, in grado di favorire la socializzazione e offrendo supporto alle residenze. La ricerca di soluzioni pratiche ed economiche si traduce in appartamenti di dimensioni ridotte ma flessibili, in grado di adattarsi a diverse attività. In questo contesto, la dimensione ridotta non è considerata un limite, ma un’opportunità per valorizzare lo spazio attraverso un’attenta progettazione. Grazie ad uno studio approfondito e una progettazione mirata, la tesi mostra come i miniappartamenti rappresentino una risposta alle esigenze della società moderna.
