This thesis critically examines the relationship between urban greening projects and the increase in residential property values, focusing on the regeneration case of Amsterdam Noord. Through a mixed-methods approach that combines both theoretical exploration and empirical analysis, this research specifically seeks to understand how initiatives aimed at enhancing urban green spaces are linked to changes in the value of nearby residential properties. Central to the study are two pivotal research questions: Firstly, it explores whether urban greening initiatives lead to an increase in property values or are introduced in areas where property values are already rising. Secondly, it delves into the impact of greening regenerations, particularly the development of Noorderpark in Amsterdam Noord, on residential property values and the socio-economic fabric of the area. This inquiry further extends to assess how urban policy can adapt to ensure that the benefits of these changes are equitably shared among all community members. Employing the Difference in Differences (DiD) model alongside a baseline analysis, the study methodologically quantifies the effect of greening on property values, distinguishing between pre-intervention trends and post-intervention outcomes. The literature review provides a backdrop, situating the research within broader discourses on gentrification, especially green gentrification, indicating a systemic shift initiated by economic, demographic, and physical changes due to urban greening. The findings indicate a significant positive correlation between greening initiatives and the enhancement of residential property values in Amsterdam Noord, suggesting that such urban renewal efforts indeed make neighborhoods more desirable and valuable. This study underscores the critical role of state policies and a polycentric approach in facilitating urban transformation through greening, highlighting the potential of such initiatives to align with broader socio-economic goals. However, it also points to the necessity for inclusive growth strategies to ensure that the regenerative benefits of greening are accessible to a broader spectrum of the population.
Questa tesi esamina criticamente il rapporto tra i progetti di greenification urbana e l'aumento del mivalore degli immobili residenziali, concentrandosi sul caso di Amsterdam Noord. Attraverso un approccio che combina diverse metodologie e che unisce esplorazione teorica ad analisi empirica, questa ricerca mira specificatamente a comprendere come le iniziative volte a migliorare gli spazi verdi urbani siano correlate a cambiamenti nel valore delle proprietà residenziali limitrofe. La presente ricerca si concentra su domande fondamentali: in primo luogo si indaga se le iniziative di greenification conducano a un aumento dei valori immobiliari o se queste siano introdotte in aree dove i valori delle proprietà sono già in crescita; in secondo luogo si esamina l'impatto degli interventi di greenification, in particolare lo sviluppo di Noorderpark ad Amsterdam Noord, sui valori degli immobili residenziali e sulla trama socio-economica dell'area. Quest'indagine mira inoltre a valutare e definire come le politiche urbane possano adattarsi per assicurare che i benefici di questi cambiamenti siano equamente condivisi tra tutti i membri della comunità. Utilizzando il modello Difference in Differences (DiD) insieme ad una baseline analysis, lo studio quantifica in modo sistematico l'effetto della greenification sui valori degli immobili, distinguendo tra le tendenze antecedenti l'intervento e i risultati successivi all'intervento. Grazie all’analisi della letteratura esistente, la presente ricerca è in grado di fornire un contesto, collocandosi all'interno di dibattiti più ampi sulla gentrificazione, in particolare sulla gentrificazione verde, ed indicando un cambiamento sistemico originato da modifiche economiche, demografiche e fisiche dovute alla greenification urbana. I risultati indicano una significativa correlazione positiva tra le iniziative di greenification e l'incremento dei valori delle proprietà residenziali in Amsterdam Noord, suggerendo che tali sforzi di rinnovamento urbano rendano effettivamente i quartieri più desiderabili ed economicamente di valore. Questo studio evidenzia il ruolo cruciale delle politiche statali e di un approccio policentrico nel facilitare la trasformazione urbana tramite la greenification, mettendo in luce il potenziale di tali iniziative di allinearsi con obiettivi socio-economici più vasti. Tuttavia, evidenzia anche la necessità di strategie di crescita inclusiva per assicurare che i benefici rigenerativi della greenification siano accessibili a una fascia più ampia della popolazione.
