The findings of this study culminate in the development of an ESG matrix, poised to furnish decision-makers with a comprehensive checklist of desirable attributes for healthcare infrastructure. This matrix not only facilitates the operational sustainability of healthcare facilities but also enhances their attractiveness and profitability to private investors. Questa ricerca esplora la necessità di uno strumento per valutare la fattibilità di investimenti nell'infrastruttura sanitaria dal punto di vista di investitori privati. Questo lavoro offre una panoramica completa dei fondamenti teorici che circondano il settore sanitario e le sue ramificazioni sul mercato immobiliare. Approfondendo questi ambiti, la tesi mira a comprendere l'evoluzione di finanziamenti sostenebili all'interno del settore sanitario. Al centro dell'analisi ci sono vari strumenti, ma tutti convergenti su un comune quadro: reporting che si focalizza su aspetti ambientali, sociali e di governance (ESG), il quale è diventato un requisito obbligatorio in molteplici settori. Nonostante la sua ampia adozione, il settore sanitario, caratterizzato dalla sua complessità intrinseca, ancora manca di protocolli e linee guida formalizzati che favoriscano i processi decisionali degli investitori. Dato l'importante ruolo degli investimenti privati nel rafforzare gli sforzi governativi per garantire una solida rete di sicurezza per i cittadini, affrontare questa lacuna è fondamentale. Le conclusioni di questo studio culminano nello sviluppo di una matrice ESG, pronta a fornire ai decision-maker un elenco completo di attributi desiderabili per l'infrastruttura sanitaria. Questa matrice non solo facilita la sostenibilità operativa delle strutture sanitarie, ma migliora anche la loro attrattività e redditività per gli investitori privati.
