A large number of structures are built all over the world for various purposes owing to necessities such as population increase every year. As a result, fundamental services like schools, hospitals, and other facilities will be required. Additionally, a lot of new features and functions require fresh building. Many buildings that were constructed in earlier years are no longer able to serve the same purpose or have had their purpose altered. In these cases, there are two options: either the building is torn down and replaced with a new one, or it can be renovated with proper facility maintenance management so that it can continue to serve the same purpose for many years or even better. On the other hand, all of new constructions require the provision of enormous amounts of resources (both financial and time). Typically, the organizations providing these resources fall into two categories: private or multinational corporations and public bodies. Both of these groups seek to maximize the use of their resources to maintain the buildings' usability for longer periods of time at the appropriate level of function. For instance, public bodies seek to avoid budget waste, while private entities are more focused on capital return and customer satisfaction. A suitable and orderly Facility Maintenance plan might provide the solution to this requirement. Who should supply this plan, it appears to be a question mark now. To do this, the building owner needs hire an engineer, manager, and architect! The best course of action in this situation is outsourcing, which is delegating all responsibility for a property from construction and renovation to basic tasks like cleaning and catering to a different business that specializes in this area. This allows the company to concentrate on its primary area of expertise and maintain better control over their budget, among other benefits. The purpose of the thesis is to demonstrate the value of having a maintenance/facility management plan, the benefits of hiring specialist firms to handle this work, and the impact of this plan on the property's longevity, serviceability, and other factors. Additionally, it makes an effort to highlight the potential for starting a facilities management business in a nation or region without any prior experience with this kind of outsourcing. The thesis starts out by outlining the notion of maintenance, facility management, and worldwide services. It also discusses the history of outsourcing these services and the various types of strategies and analyses that have been used to supply them. The thesis goes on to suggest case studies, including the Palladium Commercial Complex, in Tehran that a private client intends to construct and rent to foreign businesses, most likely as their headquarters. This case was chosen for a significant reason: facility and maintenance management has never been practiced in Iran. Although some forward-thinking businesses have recently begun to outsource these services, there is still no dedicated company focusing on this issue, and owners are unlikely to see the value in these programs for their assets. Additionally, the absence of facility management and maintenance has resulted in numerous irreversible losses in terms of life and money in Iran. This thesis aims to change this.
A causa di un gran numero di strutture in tutto il mondo vengono costruite per vari scopi necessità come la popolazione aumentano ogni anno. Di conseguenza, servizi fondamentali come saranno necessarie scuole, ospedali e altre strutture. Inoltre, molte nuove funzionalità e le funzioni richiedono una nuova costruzione. Molti edifici costruiti negli anni precedenti non sono più in grado di servire lo stesso scopo o il cui scopo è stato modificato. In questi casi ci sono due opzioni: o il l'edificio viene demolito e sostituito con uno nuovo, oppure può essere ristrutturato con adeguate strutture gestione della manutenzione in modo che possa continuare a servire allo stesso scopo per molti anni o anche meglio. Discute anche la storia dell'outsourcing di questi servizi e dei vari tipi di strategie e analisi che sono state utilizzate per fornirli. La tesi prosegue suggerendo casi di studio, tra cui il Complesso Commerciale Palladium, in Teheran che un cliente privato intende costruire e affittare a imprese straniere, molto probabilmente come la loro sede. Questo caso è stato scelto per una ragione significativa: struttura e manutenzione la gestione non è mai stata praticata in Iran.
