Istituto Marxer. Nuovi usi.

The paper, here presented, focuses on a building of great architectural value, located in Loranzè, which is part of the Olivetti heritage in the Canavese area. The building in question is the Istituto di Ricerca e Laboratorio Farmaceutico A. Marxer designed by Alberto Galardi and commissioned by Adriano Olivetti, for his brother-in-law Antoine Marxer. Until the early 1980s, the site housed plants and offices for the research and production of pharmacological products of the Società Italiana Prodotti Marxer. Following various changes of ownership and the subsequent bankruptcy of some of its owners, the complex is in a state of disuse and abandonment and is now in a very advanced state of disrepair. The project, therefore, aims to conserve the building’s distinctive features represented by the brutal exposed reinforced concrete, the sunshades, the gargoyles and the water collection tanks, and to carry out interventions following criteria of eco-compatibility, reversibility and sustainability, in order to requalify the building in the energy and environmental spheres. Starting from the historical and territorial analysis of the site, passing through the structural diagnosis and the hypothesis of conservative interventions, we conclude by hypothesising the new function envisaged for the building, arriving at the definition of the new technological and plant engineering equipment. The renovation of the Marxer takes into account its architectural value, safeguarding the special characteristics that characterise it, and which place it in the panorama of Italian rationalist architecture, by re-functionalising it to give it a new life.

Il lavoro, qui presentato, si focalizza su un edificio di grande valore architettonico, situato a Loranzè, che è parte del patrimonio olivettiano presente sul territorio canavese. L’edificio in questione è l’Istituto di Ricerca e Laboratorio Farmaceutico A. Marxer progettato da Alberto Galardi e commissionato da Adriano Olivetti, per il cognato Antoine Marxer. Il sito ha ospitato fino agli inizi degli anni 80, stabilimenti ed uffici per la ricerca e produzione di prodotti farmacologici della Società Italiana Prodotti Marxer. In seguito a vari cambi di proprietà, ed al successivo fallimento di alcune aziende proprietarie, il complesso versa in uno stato di dismissione ed abbandono e si presenta al giorno d’oggi in una condizione di degrado molto avanzato. L’elaborato, perciò, ha il proposito di conservare i caratteri peculiari di quest’edificio rappresentati dal brutale cemento armato a vista, dai frangisole, dai doccioni e dalle vasche per la raccolta acqua, e di praticare interventi seguendo criteri di eco-compatibilità, reversibilità e sostenibilità, per riqualificare l’edifico in ambito energetico ed ambientale. Partendo dall’analisi storica e territoriale del sito, passando per la diagnosi strutturale e l’ipotesi di interventi conservativi, si conclude ipotizzando la nuova funzione pensata per l’edificio arrivando a definire le nuove dotazioni tecnologiche e impiantistiche. Il recupero del Marxer tiene conto della sua valenza architettonica, salvaguardando i caratteri peculiari che lo caratterizzano, e che lo inseriscono nel panorama dell’architettura razionalista italiana, operando una rifunzionalizzazione per donargli una nuova vita.
