This thesis addresses the listed “Terzo Palazzo SNAM” office building, designed by Franco Albini in 1973. The building is linked to Metanopoli, an unusual urban development carried out by ENI in San Donato Milanese. The 45,000 m2 building, surrounded by greenery, features striking horizontal façades of ribbon windows separated by curved polyester resin surfaces, a metal entrance canopy and Albini’s polygonal staircase in the centre. Currently abandoned, the municipality seeks a conversion into a mixed-use housing project to revitalize the area, especially in the context of the Milanese housing crisis. The conversion of Terzo Palazzo into affordable unconventional housing is part of the PRIN research project UAH! led by Politecnico di Milano, to offer new housing insights. While preserving the building’s identity and structure, the interiors will be re-imagined through natural light and space to accommodate a complex program of public functions, layers of shared and collective spaces, and private flexible units, designed towards a variety of unconventional households for affordable dwelling solutions. Recessed balconies, interior vertical voids, glazed communal spaces and private spaces facing both outside and inside the building will generate quality spaces, fostering a sense of community. Through the exposing of the -1 floor, new public services (commercial, healthcare, free time, education) are incorporated in the building, facing directly the new public spaces like the metro square, the green auditorium, the lake, the food court. These functions will give a hybrid character to the building and will create a new centrality for the city. The housing units will be designed to answer unconventional needs of diverse households, particularly older people, young adults, intergenerational households, and temporary users linked to Eni and the local hospital. The units are designed with flexibility and adaptability in mind, to accommodate changes over time. Terzo Palazzo will provide the city with a new well-connected centrality, highly needed public functions, and innovative strategies for unconventional affordable housing, preserving the past for the future.
Questa tesi si occupa dell’edificio per uffici “Terzo Palazzo SNAM”, progettato da Franco Albini nel 1973. L’edificio è collegato a Metanopoli, un insolito sviluppo urbano realizzato da ENI a San Donato Milanese. L’edificio di 45.000 m2, immerso nel verde, presenta suggestive facciate lineari con finestre a nastro separate da carenaturee in resina poliestere, una pensilina metallica d’ingresso e la scala centrale poligonale di Albini. Attualmente abbandonato, l’edificio è stato selezionato dal Comune per un progetto di edilizia mista per rigenerare l’area, specialmente nel contesto della crisi abitativa milanese. La conversione di Terzo Palazzo in alloggi non convenzionali a prezzi accessibili fa parte del progetto di ricerca PRIN UAH! condotto dal Politecnico di Milano, per offrire nuovi spunti abitativi. Conservando l’identità e la struttura dell’edificio, gli interni saranno reimmaginati tramite luce naturale e spazialità per ospitare un complesso programma di funzioni pubbliche, molteplici tipi di spazi condivisi e unità private flessibili, pensate per una varietà di famiglie non convenzionali. Nuovi balconi, vuoti interni, spazi condivisi vetrati e spazi privati che si affacciano sia all’esterno che all’interno dell’edificio daranno qualità allo spazio, favorendo un senso di comunità. Tramite l’esposizione del piano -1, nuovi servizi pubblici (commerciali, sanità, tempo libero, istruzione) sono inseriti nell’edificio, affacciati direttamente sui nuovi spazi pubblici come la piazza della metro, l’auditorium verde, il lago, la food court. Questi spazi daranno un carattere ibrido all’edificio, creando una nuova centralità urbana. Le unità abitative saranno progettate per rispondere a esigenze non convenzionali di diverse unità abitative, in particolare anziani, giovani adulti, nuclei intergenerazionali e utenti temporanei legati all’Eni e all’ospedale locale. Le unità abitative sono progettate per essere flessibili e adattabili ai cambiamenti nel tempo. Terzo Palazzo fornirà alla città una nuova centralità ben collegata, funzioni pubbliche indispensabili e strategie innovative per alloggi accessibili non convenzionali, preservando il passato per il futuro.
