In recent years, the cities of Milan and Porto have undergone pro found urban transformations, marked by the emergence of new hubs dedicated to university students and professionals. In this context, student housing and Innovation Hubs have established themselves as key catalysts of change: the former addressing the growing demand for accommodation, and the latter providing mul tifunctional environments for flexible work and entrepreneurship. This thesis aims to specifically analyze the impact of these ur ban devices in the areas of Milan and Porto in the post-CO VID-19 context. The pandemic has exposed structural vulne rabilities, accelerating the need to rethink urban spaces with a focus on adaptability, accessibility, and psychosocial well-being. The operational approaches of the two cities show some com monalities but also numerous differences, making them parti cularly interesting for comparative analysis. This is further en riched by our direct experience gained in both locations. The research approach seeks to clarify the extent to which student residences and hubs are capable of transforming urban areas in the post-pandemic scenario, critically highlighting emerging issues and po tential urban conflicts, with particular attention to the quality of public space and the degree of openness to the surrounding neighborhood. The conclusions suggest that, despite their potential as drivers of urban change, student housing and Innovation Hubs can generate challen ges if not properly managed. The impact of these spaces depends on their ability to adapt to local contexts, on participatory governance, and on their genuine integration within the urban fabric. The importance of effective regulatory tools is emphasized, to monitor the social im pact of such interventions and to guide urban transformations toward a model of territorial development that values the specific characteri stics of Milan and Porto, prevents the creation of enclaves, and ensures access for vulnerable groups through flexible policies and programs.
Negli ultimi anni, le città di Milano e Porto sono state protago niste di profonde trasformazioni urbane, caratterizzate dall’e mergere di nuovi poli dedicati a studenti universitari e ai pro fessionisti. In questo contesto, studentati ed Innovation Hub si affermano come catalizzatori di tali cambiamenti: i primi rispondono alla crescente domanda di alloggi, mentre i secondi costituiscono am bienti polifunzionali dedicati al lavoro flessibile e all’imprenditorialità. Questo lavoro di tesi si propone di analizzare specificamente l’im patto di tali dispositivi urbani nelle aree di Milano e Porto nel con testo post COVID-19. La pandemia ha infatti evidenziato critici tà strutturali, accelerando così la necessità di ripensare gli spazi urbani in chiave di adattabilità, accessibilità e benessere psicofisico. Le modalità operative delle due città presentano alcuni pun ti di contatto ma anche numerose differenze, il che le ren de particolarmente interessanti da approfondire. A ciò si af f ianca la nostra esperienza diretta maturata in questi luoghi. L’approccio di ricerca mira a chiarire in quale misura, residenze univer sitarie e hub, siano in grado di trasformare le aree urbane coinvolte nello scenario post-pandemico, mettendo in luce criticamente le pro blematiche ed i potenziali conflitti urbani emersi, con particolare riguar do alla qualità dello spazio pubblico e all’apertura verso il quartiere. Le conclusioni suggeriscono che, nonostante il loro potenziale di agenti del cambiamento urbano, studentati ed Innovation Hub pos sono generare criticità se non adeguatamente governati. L’impatto di questi spazi dipende dalla loro capacità di adattarsi ai contesti lo cali, da una governance partecipativa e da un reale radicamento nel tessuto cittadino. Si sottolinea l’importanza di strumenti regolatori efficaci per monitorare l’impatto sociale di tali interventi ed orienta re le trasformazioni urbane verso l’obiettivo di promuovere un mo dello di sviluppo territoriale che valorizzi le specificità di Milano e Porto, prevenga la creazione di enclave e garantisca l’accesso anche a categorie vulnerabili, attraverso politiche e programmi flessibili.
