In recent years, the rapid development of smart home technologies has reshaped the way people live and interact with our living spaces and environments. While many studies have already explored the various dimensions of the smart home technically, environmentally and socially, less attention has been posed on the way smart technologies influence the economic value of properties. Starting from the emerging relevance of the Smart Readiness Indicator (SRI) in the European context, this thesis aims to address this gap by investigating the relationship between smart home technologies and their real estate value across three geographical areas: United States, Europe and China. After identifying major gaps within the current literature, the study proposes a qualitative model comparing a Basic and an Advanced smart home in each region, in order to assess the perceived impact of smart technologies across three main value drivers: energy efficiency, security and comfort. While the space for future research and policy evaluation in the real estate field, the work offers a conceptualization of research findings, suggesting that smart home features can positively affect property value, although the manner and the extent strongly vary according to the geographical context considered.
Negli ultimi anni, il rapido sviluppo delle tecnologie smart home ha trasformato il modo in cui le persone vivono e interagiscono con i propri spazi abitativi. sebbene numerosi studi abbiamo già esplorato le diverse dimensioni e sfaccettature della smart home da un punto di vista tecnico, ambientale e sociale, minore attenzione è stata prestata sul modo in cui queste tecnologie influenzano il valore economico degli immobili. a partire dalla crescente importanza dello Smart Readiness Indicator (SRI) nel contesto europeo, questa tesi si propone di colmare tale lacuna indagando la relazione tra le tecnologie smart e il loro impatto sul valore immobiliare in tre principali aree geografiche: Stati Uniti, Europa e Cina. Dopo aver identificato i principali gap della letteratura, la tesi propone un modellino qualitativo che mette a confronto una smart home di tipo Basic e una di tipo Advanced in ciascuna area geografica col fine di valutare l'impatto percepito delle tecnologie smart attraverso tre principali driver del valore: efficienza energetica, sicurezza e comfort. pur lasciando spazio a futuri ricerche e valutazioni di tipo normativo nel settore immobiliare, il lavoro offre una concettualizzazione dei risultati emersi dalla ricerca, suggerendo che le caratteristiche smart possono influenzare positivamente il valore degli immobili, sebbene le modalità e lo spessore di questo impatto varino in modo sostanziale in base al contesto geografico considerato.
