This study focuses on the Abbey of Santa Maria del Piano, located in the Valle Muzia between Orvinio and Pozzaglia Sabina in the Province of Rieti, Lazio. Once an important religious and social center during the Middle Ages, the abbey has gradually fallen into decline, leaving only the remains of the church and bell tower. Despite this condition, the site preserves rich historical layers and a unique landscape setting, offering strong potential to serve as a cultural landmark in the region. The research was structured in several stages. Historical and documentary analysis reconstructed the abbey’s development and significance over time. Cadastral and topographic surveys clarified the extent of the site and its relationship with the surrounding natural environment. Regional studies of Orvinio and Rieti provided demographic and economic context, highlighting the social framework in which the site exists. Finally, on-site survey and SWOT analysis identified the strengths, weaknesses, opportunities, and threats that shape both its current challenges and future possibilities. In terms of methods and strategies, three key approaches were identified: Narrative Design, Ghost Structure, and the ‘Self-Service' strategy. Together, they address the need to narrate history, to give form to architectural absence, and to provide sustainable modes of management and interpretation. The overall conclusion defines Santa Maria del Piano as a potential cultural center for the Orvinio–Pozzaglia Sabina area. The abbey can be integrated into broader cultural and tourism networks, while simultaneously preserving local memory, fostering respect for heritage, and meeting community needs. By examining the site from historical, environmental, and social perspectives, this project proposes a vision that combines conservation with adaptive cultural reuse, offering a model for the revitalization of similar heritage sites.
Questo studio si concentra sull’Abbazia di Santa Maria del Piano, situata nella Valle Muzia tra Orvinio e Pozzaglia Sabina, in provincia di Rieti, Lazio. Un tempo importante centro religioso e sociale nel Medioevo, l’abbazia è progressivamente caduta in rovina, conservando oggi soltanto i resti della chiesa e del campanile. Nonostante lo stato attuale, il sito mantiene ricchi strati storici e un contesto paesaggistico unico, con un forte potenziale per diventare un punto di riferimento culturale nella regione. La ricerca si è articolata in diverse fasi: l’analisi storica e documentaria ha ricostruito l’evoluzione e il significato dell’abbazia; le indagini catastali e topografiche hanno chiarito l’estensione del sito e il suo rapporto con l’ambiente naturale circostante; gli studi regionali su Orvinio e Rieti hanno fornito il contesto demografico ed economico; infine, i rilievi in loco e l’analisi SWOT hanno individuato punti di forza, debolezze, opportunità e minacce che condizionano le sfide e le potenzialità del sito. Dal punto di vista metodologico, sono state identificate tre strategie principali: Design Narrativo. Insieme affrontano l’esigenza di narrare la storia, di rendere percepibili le assenze architettoniche e di garantire modalità sostenibili di gestione e interpretazione. La conclusione generale definisce Santa Maria del Piano come un potenziale centro culturale per l’area Orvinio–Pozzaglia Sabina. L’abbazia può essere integrata in più ampie reti culturali e turistiche, preservando al contempo la memoria locale, rafforzando il rispetto per il patrimonio e rispondendo ai bisogni della comunità. L’approccio proposto, che combina conservazione e riuso culturale, offre un modello di riferimento per la rivitalizzazione di siti analoghi.
