Technology has been transforming the real estate sector, allowing global investment opportunities that were previously impossible. Amongst the emerging models is the tokenized crowdfunding, which combines blockchain technology with traditional crowdfunding, allowing real estate shares to be split into digital tokens and traded on crowdfunding platforms. Although this hybrid model is in its early stages, it promises to improve transparency, liquidity, and inclusiveness in real estate investment. This thesis explored the feasibility and adaptation of tokenized crowdfunding in Italy, using Spain as a reference country where some platforms have already adopted the model, and leveraging the benefit that both countries operate under the same European regulatory framework. The comparative analysis focuses on the legal, technological, and financial aspects that could ease its implementation in Italy, as well as the adaptations needed to fit into the Italian market. The analysis of the model and its impact on the Italian real estate market will help better understand the opportunities and challenges, preparing the market for a smoother adoption. The analysis focuses on the hospitality and tourism sector, due to Italy’s significant international investment flows. The outcomes suggest that, under specific conditions, Italy could successfully adopt this model, promoting a new approach for a more accessible real estate market.
La tecnologia sta trasformando il settore immobiliare, rendendo possibile opportunità di investimento globale che in passato erano irraggiungibili. Tra i modelli emergenti, il tokenized crowdfunding, che combina la tecnologia blockchain con il crowdfunding tradizionale, consente di frazionare le quote immobiliari in token digitali e di scambiarli tramite piattaforme di crowdfunding. Sebbene questo modello ibrido sia ancora in fase iniziale, promette di migliorare la trasparenza, la liquidità e l’inclusione negli investimenti immobiliari. Questa tesi ha esplorato la fattibilità e l'adattamento del modello di tokenized crowdfunding in Italia, utilizzando la Spagna come paese di riferimento, dove alcune piattaforme hanno già adottato tale approccio, e sfruttando il vantaggio di un quadro normativo europeo comune. L’analisi comparativa si concentra sugli aspetti giuridici, tecnologici e finanziari che potrebbero agevolarne l’implementazione in Italia, nonché sugli adeguamenti necessari per adattarlo al mercato italiano. L’analisi del modello e del suo impatto sul mercato immobiliare italiano contribuisce a comprendere meglio le opportunità e le sfide, preparando il mercato a un’adozione più fluida. I risultati suggeriscono che, in determinate condizioni, l’Italia potrebbe adottare con successo questo modello innovativo, promuovendo un nuovo approccio verso un mercato immobiliare più accessibile.
