The lack of affordable housing in Romania, particularly in major urban areas, has been exacerbated by the rising costs of establishment, community expansion, and economic disparity. Several people think that a 3D printing construction could reduce costs, accelerate assembly and improve natural longevity. Despite its own possibility, the current revolutionary technique is not in its right moment and is not effectively strengthened in the Romanian real estate market. This thesis deals with the institutional, market, and social obstacles that have hindered the widespread acceptance of 3D printed houses, as well as the ways in which these obstacles might affect the affordability of housing in the state. The study analyses several approaches to measure affordability, such as residual revenue and a broad socio-economic position that sees housing as essential for sustained financial stability. It also provides a theoretical framework for the acceptance of new ideas and review fiction on top of long-term construction as well as linear manufacturing, which is often linked to increased efficiency and reduced environmental impact. A number of methodologies were applied, with the academic principle established through a comprehensive analysis of the existing literature. A survey was carried out to estimate the amount of knowledge, known risks, and circumstances of adoption. Moreover, to establish a professional perspective, a pair of interviews was carried out, one with a representative of a traditional construction company and another with a 3D printing construction company. The study used both descriptive and interpretive study strategies. The results suggest that traditional resistance to adapt does not cause a reduced acceptance of 3D printed housing. Survey participants are optimistic and recognize benefits such as faster construction and cost reduction. However, they are more interested in aspects such as longevity, safety, resale value and regulatory approval. Sustainability does not significantly influence buyers perceptions. The main obstacles are unclear regulations, the lack of official building codes, restrictions on the amount of funding and insurance coverage, and the limited number of current illustrations. According to the study, the technical skills by themselves are not sufficient to make substantial progress. For a successful operation, cooperation between institutions, clear legislation, and easily available funding are essential.
La carenza di alloggi accessibili in Romania, soprattutto nelle principali aree urbane, è stata aggravata dall’aumento dei costi di sviluppo, dall’espansione delle comunità e dalle disuguaglianze economiche. In questo contesto, la costruzione tramite stampa 3D è considerata una possibile soluzione per ridurre i costi, accelerare i tempi di realizzazione e migliorare la durabilità degli edifici. Tuttavia, nonostante il suo potenziale innovativo, tale tecnologia non è ancora pienamente integrata nel mercato immobiliare romeno. La presente tesi analizza gli ostacoli istituzionali, economici e sociali che limitano la diffusione delle abitazioni stampate in 3D e il loro impatto sull’accessibilità abitativa. Vengono esaminati diversi approcci alla misurazione dell’accessibilità, tra cui il metodo del reddito residuo e una prospettiva socio-economica che considera la casa come elemento centrale per la stabilità finanziaria a lungo termine. Lo studio propone inoltre un quadro teorico sull’adozione delle innovazioni e una revisione della letteratura relativa alla costruzione sostenibile e ai processi produttivi lineari, associati a maggiore efficienza e minore impatto ambientale. La ricerca adotta una metodologia mista. L’analisi teorica si basa su una revisione approfondita della letteratura esistente. È stato inoltre condotto un questionario per valutare il livello di conoscenza, i rischi percepiti e le condizioni di adozione della tecnologia. Due interviste, una con un’impresa edile tradizionale e una con un’azienda specializzata nella stampa 3D, hanno fornito una prospettiva professionale. I risultati mostrano che la resistenza al cambiamento non rappresenta il principale ostacolo. I partecipanti riconoscono vantaggi quali rapidità e riduzione dei costi, ma attribuiscono maggiore importanza a durabilità, sicurezza, valore di rivendita e approvazione normativa. Le principali barriere riguardano l’incertezza legislativa, la mancanza di codici edilizi specifici, l’accesso limitato a finanziamenti e assicurazioni e il numero ridotto di casi realizzati. La cooperazione istituzionale e un quadro normativo chiaro risultano essenziali per una diffusione efficace.
