The growing pressure on housing in Italy’s major university cities, particularly Milan, makes it increasingly urgent to identify alternative strategies to guarantee the right to education and expand the supply of student accommodation. This thesis aims to respond to this crisis through the reuse and conversion of school buildings in the Milan metropolitan area which, according to demographic projections, will become progressively underutilised in the coming years. The research begins with an analysis of the national situation, marked by a steady increase in the number of students living away from home, an insufficient supply of beds and the structural limitations of public policies, including the recent measures of the PNRR (National Recovery and Resilience Plan). Milan is the most critical case: a highly attractive city, but one that is unable to absorb the housing demand generated by its university system. In this context, the metropolitan area emerges as a strategic resource. Thanks to their accessibility and the widespread presence of public buildings destined for future underutilisation, the municipalities in the hinterland can become an integral part of a polycentric university system. The thesis proposes interpreting the student presence not as a destabilising factor, but as a lever for urban regeneration, in line with the concept of planned studentification: a process in which university residences become relational infrastructure, capable of generating social, economic and territorial value. From this perspective, the conversion of disused school buildings is a strategic response. Through the analysis of the case of Cologno Monzese and the design experimentation conducted through a participatory design process, the thesis shows how the transformation of a school into student accommodation can become a replicable model for addressing the housing crisis and building a more equitable, accessible and sustainable metropolitan university system.
La crescente pressione abitativa che caratterizza le principali città universitarie italiane, e in particolare Milano, rende sempre più urgente l’individuazione di strategie alternative per garantire il diritto allo studio e ampliare l’offerta di alloggi per studenti. La tesi si propone di rispondere a questa crisi attraverso il riuso e la riconversione del patrimonio scolastico presente nell’area metropolitana milanese che, secondo le proiezioni demografiche, nei prossimi anni risulterà progressivamente sottoutilizzato. La ricerca prende avvio dall’analisi del quadro nazionale, segnato da un aumento costante degli studenti fuori sede, da un’offerta insufficiente di posti letto e dai limiti strutturali delle politiche pubbliche, incluse le recenti misure del PNRR. Milano rappresenta il caso più critico: una città altamente attrattiva, ma incapace di assorbire la domanda abitativa generata dal proprio sistema universitario. In questo contesto, l’area metropolitana emerge come risorsa strategica. I comuni dell’hinterland, grazie alla loro accessibilità e alla presenza diffusa di edifici pubblici destinati a una futura sottoutilizzazione, possono diventare parte integrante di un sistema universitario policentrico. Il lavoro propone di interpretare la presenza studentesca non come un fattore destabilizzante, ma come una leva di rigenerazione urbana, in linea con il concetto di studentification pianificata: un processo in cui la residenza universitaria diventa infrastruttura relazionale, capace di generare valore sociale, economico e territoriale. In questa prospettiva, la riconversione del patrimonio scolastico dismesso si configura come una risposta strategica. Attraverso l’analisi del caso di Cologno Monzese e la sperimentazione progettuale condotta tramite un percorso di progettazione partecipata, la tesi mostra come la trasformazione di una scuola in residenza studentesca possa diventare un modello replicabile per affrontare la crisi abitativa e costruire un sistema universitario metropolitano più equo, accessibile e sostenibile.
