The construction sector accounts for a significant share of greenhouse gas emissions and energy consumption at the European level. These impacts are mainly linked to the resource-intensive nature of construction processes, the continuous development of new buildings, and the inefficient management of refurbishment interventions on the existing building stock. Such dynamics generate substantial material flows, both incoming and outgoing, accelerating the transformation of virgin resources into waste. Designing a change of use for a building does not necessarily imply the demolition and disposal of its components; rather, it can represent an opportunity to activate strategies for the reuse and valorisation of existing resources. To enable this approach, it is essential to define a methodological process capable of assessing whether the performance of materials and components in an existing building can be preserved, thus allowing their reuse or low impact reprocessing. The materials inventory, encouraged by several sustainability protocols, provides both quantitative and qualitative insights into the resources that constitute a building. Once this analysis is completed, it becomes possible to evaluate different scenarios for each component, prioritising reuse or low energy impact treatments over recycling or disposal during refurbishment. From this perspective, the materials inventory is not merely a quantitative assessment of resources but becomes a scientific tool that actively supports the design process. This thesis applies the methodology to the BARR6 case study, a former office building currently undergoing refurbishment. The strategies developed promote the reuse and low impact processing of components, fostering a design approach that enhances the value of existing materials. The objective is to demonstrate that the materials inventory can function not only as an analytical instrument but also as an operational tool capable of guiding informed and sustainable design decisions.
Il settore delle costruzioni è causa di una quota rilevante delle emissioni di gas serra e del consumo energetico a livello europeo. La causa principale è imputabile ai consumi generati dai processi edilizi, alle nuove costruzioni e alla gestione non efficiente degli interventi di riqualificazione del patrimonio esistente. Queste dinamiche comportano una significativa generazione di flussi materici in entrata e in uscita, incrementando e velocizzando il processo di trasformazione da materiale vergine a rifiuto. Progettare un cambio di funzione di un edificio non implica necessariamente la demolizione e dismissione dei suoi componenti, piuttosto potrebbe rappresentare un’opportunità per attivare strategie di riuso e valorizzazione delle risorse esistenti. E’ necessario stabilire un processo metodologico in grado di valutare la conservazione delle prestazioni dei materiali e dei componenti di una preesistenza al fine del riuso o rilavorazione a basso impatto ambientale. L’inventario dei materiali è una pratica incentivata da diversi protocolli di sostenibilità e si configura come un’analisi che restituisce un risultato quantitativo e qualitativo dei materiali che compongono un edificio. Conseguentemente allo sviluppo delle analisi è opportuno valutare i possibili scenari dei componenti in modo da prediligere il riuso o una lavorazione a basso impatto energivoro piuttosto che il riciclo o la dismissione in fase di riqualificazione. In questa prospettiva l’inventario dei materiali non si limita alla mera quantificazione delle risorse, ma diviene uno strumento scientifico di supporto alla progettazione. La presente tesi applica questa metodologia al caso studio BARR6, un edificio con funzione di ufficio e oggi in fase di riqualificazione. Le strategie sviluppate prevedono il riuso e la lavorazione a basso impatto dei componenti, sviluppando una progettazione attenta che mira al miglioramento del valore della materia esistente. L’obiettivo è dimostrare come l’inventario dei materiali possa configurarsi non solo come strumento analitico, ma come strumento operativo capace di orientare scelte progettuali consapevoli.
