The radical socio-economic transformations of recent decades have challenged the rigid functional zoning that for decades fragmented the metropolitan landscape. Decommissioned office buildings now represent fractures within the urban fabric that call for reintegration. Within this context, the thesis investigates Hybrid Spaces as design instruments capable of responding to the evolving demands of contemporary dwelling while activating concrete processes of urban regeneration. The theoretical framework is operationalized in the adaptive reuse of a former office building in Milanofiori (Assago). The intervention reorganizes the physical and perceptual relationships between architecture and the city through a calibrated strategy of vertical stratification. A permeable and continuous plinth mitigates the dichotomy between interior and exterior, accommodating civic, cultural, and neighborhood-scale functions that operate as urban catalysts. The intermediate levels host flexible spaces for coworking and social interaction, extending the experience of dwelling beyond the strictly domestic sphere, culminating in a productive green roof with shared urban gardens. Through this configuration, the building emerges as an urban condenser, assuming the role of a relational infrastructure capable of fostering practices of commoning and establishing itself as a new civic hub in dialogue with the surrounding urban fabric.
Le radicali trasformazioni socio-economiche contemporanee hanno messo in crisi la rigida zonizzazione funzionale che per decenni ha frammentato il paesaggio metropolitano. Gli edifici direzionali dismessi rappresentano oggi fratture nel tessuto urbano che necessitano di essere ricucite. In questo scenario, la tesi indaga il ruolo degli Hybrid Spaces come strumenti progettuali capaci di rispondere alle mutevoli esigenze dell’abitare contemporaneo e di innescare concreti processi di rigenerazione urbana. L’analisi teorica trova la sua declinazione operativa nel progetto di riconversione di un ex edificio per uffici a Milanofiori (Assago). L’intervento ridefinisce le relazioni fisiche e percettive tra architettura e città attraverso una mirata stratificazione verticale. Un basamento fluido e poroso dissolve i confini tra interno ed esterno, accogliendo funzioni civiche, culturali e di prossimità che agiscono da attrattori urbani. I livelli intermedi ospitano ambienti flessibili per il coworking e la socialità, ampliando l’esperienza dell’abitare oltre la dimensione strettamente domestica, per culminare in una copertura ecologica dotata di orti urbani condivisi. Attraverso tale configurazione, l’edificio si configura come un condensatore di urbanità, assumendo il ruolo di infrastruttura relazionale capace di favorire pratiche di commoning, e proponendosi come un nuovo polo civico in dialogo con il tessuto metropolitano.
