This dissertation examines the architectural heritage of the Zagatala region not simply as separate historical monuments, but as a single cultural, social and spatial system. Despite the rich architectural and historical heritage of the region, a large part of the monuments remains unrestored, beyond functional use and at risk from a structural point of view. This discrepancy — the gap between the rich heritage potential and the practice of its preservation — constitutes the main problematic point of the study. The study shows that the factors threatening the architectural heritage of Zagatala are not limited to physical degradation. Functional obsolescence of monuments, weak institutional coordination, lack of integration into modern development strategies, low level of public participation and the absence of sustainable protection plans lead to the gradual alienation of heritage from the social and cultural system. The study is based on a complex methodological approach and combines field research, visual documentation, historical-architectural analysis, spatial and typological studies, comparative methods and functional assessment methods. This approach allows us to evaluate monuments not only as material objects, but also as socio-cultural structures of society. Based on the results of the dissertation, an integrative conservation model based on the principles of adaptive reuse, functional sustainability and public participation is proposed. Monuments are divided into categories according to their physical condition and functional status, and individual conservation strategies are developed for each group. The results of the study form the scientific basis of a sustainable heritage management model that can be applied not only to Zagatala, but also to other regions facing similar problems.
Questa tesi esamina il patrimonio architettonico della regione di Zagatala non semplicemente come monumenti storici separati, ma come un unico sistema culturale, sociale e spaziale. Nonostante il ricco patrimonio architettonico e storico della regione, gran parte dei monumenti rimane non restaurata, non più funzionale e a rischio dal punto di vista strutturale. Questa discrepanza – il divario tra il ricco potenziale del patrimonio e le pratiche di conservazione – costituisce il principale punto problematico dello studio. Lo studio dimostra che i fattori che minacciano il patrimonio architettonico di Zagatala non si limitano al degrado fisico. L'obsolescenza funzionale dei monumenti, il debole coordinamento istituzionale, la mancanza di integrazione nelle moderne strategie di sviluppo, il basso livello di partecipazione pubblica e l'assenza di piani di tutela sostenibili portano alla graduale alienazione del patrimonio dal sistema sociale e culturale. Lo studio si basa su un approccio metodologico complesso e combina ricerca sul campo, documentazione visiva, analisi storico-architettonica, studi spaziali e tipologici, metodi comparativi e metodi di valutazione funzionale. Questo approccio ci permette di valutare i monumenti non solo come oggetti materiali, ma anche come strutture socio-culturali della società. Sulla base dei risultati della tesi, viene proposto un modello di conservazione integrativa basato sui principi del riutilizzo adattivo, della sostenibilità funzionale e della partecipazione pubblica. I monumenti vengono suddivisi in categorie in base alle loro condizioni fisiche e funzionali, e per ciascun gruppo vengono sviluppate strategie di conservazione individuali. I risultati dello studio costituiscono la base scientifica di un modello di gestione sostenibile del patrimonio che può essere applicato non solo a Zagatala, ma anche ad altre regioni che affrontano problemi simili.
