Facility Management and Great Recession are, respectively, the object and the context of this investigation. The global economic recession of the last years has been affecting most of the economic sectors: starting from the analysis of the Facility Management market during these difficult years, this work is aimed at investigating how the typical business relations of this sector have been changed and how they are adapting to the new market conditions. This research will be the starting point to understand the repercussions of the financial crisis on companies and how Facility Management could benefit them. These issues are considered from an enterprise perspective by means of performance indexes that allow to understand what the financial crisis is changing inside the organization and which solutions could be provided by Facility Management. The theoretical approach is supported by the practical one: changes related to the financial crisis and to the integration of Facility Management inside the organization are evaluated taking into account the concerning literature and through the analysis of the effects of service outsourcing on business performance indicators. The statements of Antonio Ive (ISS Facility Services) and Silvia Benvenuti (Manutencoop Facility Management) are of great interest and, besides confirming the theories of this work, they offer new points of view and partial disproofs. This research demonstrates the importance of the integration of Facility Management in the context of Great Recession and it highlights the remarkable advantages provided by this interdisciplinary field, which have been analyzed from the performance index point of view, and how they could be bettered with a strict examination of the financial statements.
Facility Management e crisi economica sono, rispettivamente, soggetto e contesto di questa ricerca. La crisi economica globale di questi ultimi anni ha avuto ripercussioni su gran parte dei settori dell’economia: partendo dall’analisi del mercato del Facility Management durante questi anni difficili, si vuole realizzare un’indagine più approfondita su come i rapporti commerciali tipici di questo comparto siano modificati e si adattino alle mutate condizioni di mercato. Questa indagine sarà poi il punto di partenza per capire come la crisi incida sulle aziende e come il Facility Management possa apportare benefici alle imprese. Il tutto viene svolto da un punto di vista interno all’azienda, utilizzando indici di performance aziendale per comprendere cosa, all’interno della società, viene modificato dalla crisi e come il Facility Management può porvi rimedio. L’approccio teorico all’argomento è supportato da quello pratico: i cambiamenti che si verificano a causa della crisi economica e dell’acquisto del Facility Management all’interno di un’impresa sono esaminati facendo riferimento alla bibliografia in merito e attraverso l’analisi degli effetti dell’esternalizzazione dei servizi sugli indicatori di performance aziendali; di grande interesse risultano essere le testimonianze di Antonio Ive di ISS Facility Services e Silvia Benvenuti di Manutencoop Facility Management, le quali forniscono conferme pratiche alla tesi, ma anche nuovi punti di vista e parziali smentite. Attraverso questa ricerca è stata dimostrata l’utilità dell’acquisto del Facility Management in tempo di crisi economica, mettendo in risalto i benefici che si ottengono analizzandoli dal punto di vista degli indicatori di performance aziendali, e come, tramite l’osservazione del bilancio di un’impresa, vengono migliorati.
