This thesis studies how the new extension of the M4 metro line in Milan might affect the price of houses and apartments near its new stations in the eastern part of the city. Metro systems can change how people move within cities and often influence home prices, especially by improving area connectivity. The work uses the hedonic price method to see how parameters like size and distance from the metro affect housing prices. The data was collected from websites like immobiliare.it, focusing on some areas near the future metro stations, such as Segrate, and comparing them with other areas without new metro service. The analysis uses tools such as Excel and Python to build a regression model, while maps are generated using Folium to show where the properties are. A simple dashboard was built using Streamlit to facilitate data exploration and improve result comprehension In the end, the results suggest that residential properties located nearer to the proposed metro stations exhibit higher market values, highlighting the influence of transit accessibility on housing prices. The results are not final but give a starting point for more detailed studies in the future.
Questa tesi studia come la nuova estensione della linea metropolitana M4 a Milano possa influenzare il prezzo delle case e degli appartamenti situati nelle vicinanze delle nuove stazioni nella parte orientale della città. I sistemi di metropolitana possono modificare il modo in cui le persone si muovono all’interno delle città e spesso incidono sui prezzi delle abitazioni, soprattutto migliorando la connettività delle aree. Il lavoro utilizza il metodo dei prezzi edonici per analizzare come fattori quali la dimensione e la distanza dalla metropolitana influenzino i prezzi degli immobili. I dati sono stati raccolti da siti web come immobiliare.it, concentrandosi su alcune zone vicine alle future stazioni della metropolitana, come Segrate, e confrontandole con altre aree prive di un nuovo servizio metropolitano. L’analisi impiega strumenti come Excel e Python per costruire un modello di regressione, mentre le mappe sono state generate utilizzando Folium per mostrare la localizzazione degli immobili. È stata inoltre realizzata una semplice dashboard con Streamlit per facilitare l’esplorazione dei dati e migliorare la comprensione dei risultati.
