Gestione immobiliare e miglioramento delle prestazioni energetiche del costruito. Proposta di uno strumento di autodiagnosi per l'implementazione di un sistema di gestione dell'energia secondo ISO 50001

The thesis proposed aims to investigate the theme of sustainable development. This is is explored by analyzing the current scenario regarding the energy efficiency of buildings and opportunities for performance improvement. To do this, a theoretical survey is combined with a practical experimentation in the exhibition centre of Fiera Milano. The study is structured according to a hierarchical scheme. It starts from a general discussion of the themes, and then it declines a specific point of view. The analysis is structured through four main focuses: 1) Environmental sustainability and the role of the construction sector and energy efficiency of buildings. It is analyzed in terms of CO2 emissions and as regards the process of ecological recession in progress. 2) Investigation about the possibilities of achieving an improvement of energy performances. It is not pursued through technological interventions on the building envelope, but through the management of the property. A few Management Systems to be adopted to ensure of sustainability and efficiency are introduced. 3) Focus on the model proposed by the Standard ISO 50001: Energy Management System. The analysis resulted in a self-diagnostic tool. First, it is designed to assess the maturity level of organizations with regard to their Energy Management. Second, it supports them in implementing the Standard and the Energy Management System. 4) Fiera Milano S.p.A. case study: testing of the self-diagnostic tool for an evaluation about the effectiveness of the Energy Management and the maturity along the path of implementation of the Standard.

Il lavoro di tesi proposto si pone come obiettivo quello di indagare il tema dello sviluppo sostenibile e di approfondirlo analizzando lo scenario attuale relativo all’efficienza energetica degli immobili e alle possibilità di miglioramento delle prestazioni. Per farlo si è affiancata ad una indagine teorico-interpretativa una sperimentazione pratica condotta nel Nuovo Polo Fieristico di Rho-Pero. Lo studio è articolato seguendo uno schema gerarchico che parte da una trattazione generale delle tematiche per poi declinarle secondo un punto di vista specifico. L’analisi è strutturata attraverso quattro focus principali: 1) Sostenibilità ambientale e ruolo che il comparto edilizio e l’efficienza energetica degli edifici rivestono in termini di emissioni di CO2 e nel processo di recessione ecosistemica in atto. 2) Indagine circa le possibilità di conseguire un miglioramento delle prestazioni energetiche, non mediante interventi di carattere tecnologico sull’involucro edilizio, bensì durante la fase gestionale dell’immobile. Questo studio è affiancato dalla presentazione di alcuni Sistemi di Gestione da adottare in un’ottica di sostenibilità ed efficienza. 3) Focus su uno dei modelli: il Sistema di Gestione dell’Energia proposto dallo Standard ISO 50001. La sua analisi si è tradotta nella realizzazione di un strumento di autodiagnosi. Quest’ultimo è volto a valutare il livello di maturità delle organizzazioni rispetto alla propria gestione energetica e a supportarle nel percorso di implementazione dello Standard e del Sistema di Gestione dell’Energia. 4) Applicazione in via sperimentale del modello di autodiagnosi al caso studio Fiera Milano S.p.A. per ottenere una valutazione circa l’efficacia dell’Energy Management di Fiera Milano e sul suo livello di maturità lungo il percorso di implementazione dello Standard.
