The H.A.T. is an economical, energy efficient, sustainable model that can be applied to the Italian housing market. In addition, it relies on using the existing heritage of the building it is being applied to. The target of this thesis is about demonstrating through buildings and selling new volumes, its ability to finance engineered refurbishment, otherwise not desirable by public or private investors. Nowadays there are different examples of interventions realised on block buildings having a small floor extension-building surface rate. Our project wants to show how this method is applicable on tower buildings. Our effort is also related to apply this method in a way that allows an aesthetic improvement of the building and on the project area. We selected two of the eight towers called Torri Bianche in Gratosoglio, a district in Milan. These two towers were built in 1972 by the famous group of architects named BBPR. So the buildings have a particular historical and cultural value that needs a careful and respectful intervention. For these reasons it’s extremely important to start with a cognitive and historical analysis on the existing situation, that expresses itself through a work of research and continuous discovery thanks to the cooperation with different people involved in this district reality. A self-financing process was actually made possible thanks to the correlation of the refurbishment intervention and the new realization. Selling the new additions on the real estate market will provide the necessary funds to incorporate a photovoltaic system on the entire roof. The consequent energy saving, along with the incentives, allows the amortization of the existing building shell refurbishment in an economically favorable period. In order to make this process work, it is necessary to use high performance technologies that make the new flats totally energy efficient and the existing flats as energy efficient as possible. We accomplished this by using innovative systems such as prefabricated panels in TRC( Textile Reinforced Concrete) for the thermal isolation of the towers and a light platform frame structure for the new additions.

The H.A.T. è un modello economicamente ed energeticamente sostenibile di intervento sul patrimonio esistente, applicato nell’ambito dell’edilizia residenziale pubblica in Italia. Obiettivo della tesi è quello di dimostrare che, attraverso la realizzazione e la vendita di volumi aggiuntivi, è possibile finanziare un intervento di riqualificazione energetica, altrimenti non appetibile per degli investitori pubblici o privati. Ad oggi ci sono esempi di interventi di questo tipo su tipologie edilizie in linea e aventi rapporto fra l’estensione in pianta e superficie laterale ridotto. Il nostro progetto invece vuole dimostrare l’applicabilità di questo metodo su edifici a torre. Il nostro sforzo è stato rivolto anche all’utilizzo di questo metodo in maniera tale da ottenere un miglioramento dell’aspetto estetico e di immagine della zona. Gli edifici scelti sono due delle Torri Bianche del quartiere Gratosoglio, realizzate nell’anno 1972 dallo studio dei noti architetti milanesi BBPR. Gli edifici hanno quindi un particolare valore storico e culturale che necessita di un intervento ancor più attento e rispettoso. Per questi motivi è stato impossibile prescindere da un’attenta fase di analisi conoscitiva, storica e dello stato di fatto, che si è espressa in un lavoro di ricerca e continua scoperta che ha reso partecipi diverse figure coinvolte nella realtà del quartiere. La correlazione tra l’intervento di recupero e quello di nuova costruzione ha reso possibile un processo di autofinanziamento. La vendita del sopralzo sul libero mercato immobiliare permette infatti un ricavo utile alla realizzazione di un impianto fotovoltaico esteso all’intera copertura. Il risparmio energetico conseguente, unito agli incentivi statali specifici, consente l’ammortamento dell’intervento di riqualificazione dell’involucro esistente in un periodo di tempo economicamente vantaggioso. Affinchè il processo funzioni, è necessario che tutte le tecnologie impiegate siano ad alte prestazioni per limitare i consumi energetici nei nuovi appartamenti ed abbatterli in quelli esistenti. Pertanto sono stati adottati dei sistemi innovativi come i pannelli prefabbricati in TRC (Textile Reinforced Concrete) per la realizzazione dell’isolamento termico della torre e una struttura leggera a platform frame per il sopralzo.
