The present work relates to the historical village of Fabbrica Durini, featuring a beautiful eighteenth-century villa, Villa Durini, in a privileged position, that a group of farms that dominate, from the seventeenth to the early years of the twentieth century, are fate around. The best way to achieve their goal in life is to bring the village, located supra-directed activities of relevance to a user a wide and diverse. The project focuses on some farm buildings affected by an area of identified Fabbrica Durini, the Corte Grande. We will implement an artistic "pole" and some areas of aggregation artistic collective functions related to the experience of historical fact, the Count Alessandro Durini, painter and owner of the village gives its name to the foundation, whose aim is to support and promote activities art and culture in general. Il presente lavoro di tesi ha per oggetto il borgo storico di Fabbrica Durini, caratterizzato da una splendida villa settecentesca, Villa Durini, posta in posizione privilegiata, tale da dominare un gruppo di cascine che, dal Seicento fino ai primi anni del Novecento, le sono sorte tutt’attorno. Nonostante lo stato generale di degrado ed abbandono in cui versa, rimangono ancora vive le modalità di sviluppo e crescita dello stesso, le relazioni tra gli edifici padronali e quelli rurali, tra il costruito e gli spazi aperti, e le corti, luoghi di vita comunitaria in via di estinzione. E’ ancora percepibile il legame che l’uomo ha stretto nel tempo con l’ambiente circostante: campi coltivati, boschi, rogge e muretti a secco sono tutt’oggi visibili percorrendo i sentieri campestri di Fabbrica Durini. Si è partiti dall’idea che tutto ciò costituisce una preziosa testimonianza storica e paesaggistica da rivalutare per evitarne la perdita. Lo strumento urbanistico comunale vigente avrebbe destinato gran parte del borgo ad ambito residenziale da recuperare per mezzo di Piani Attuativi. Un’analisi più intima, legata al vissuto ed alla popolazione del borgo, nonché agli elementi di forza e alle opportunità che il costruito può ancora offrire, ci ha condotto verso una scelta più radicale di rifunzionalizzazione. Consapevoli delle inevitabili difficoltà che si sarebbero incontrate insediando in edifici storici destinazioni d’uso totalmente differenti da quelle originarie, rimane comunque la convinzione che questa sia la scelta giusta in grado di esaltare il borgo e il contesto nonché di attirare l’attenzione su di esso della popolazione locale e non solo. Il mezzo più idoneo per raggiungere il fine è riportare la vita nel borgo, collocandovi attività di rilevanza sovracomunale rivolte ad un’utenza ampia e diversificata. Il progetto si concentra su alcuni edifici rurali ricadenti in un’area ben precisa di Fabbrica Durini, la Corte Grande. Si realizzeranno un “polo” artistico ed alcuni spazi d’aggregazione collettiva, funzioni legate di fatto al vissuto storico; il conte Alessandro Durini, proprietario del borgo e pittore, dà il nome all’omonima fondazione il cui intento è sostenere e promuovere le attività artistiche e culturali in generale. Definita la funzione, sono state approfondite le conoscenze degli edifici per verificare la reale fattibilità di una loro rifunzionalizzazione. Successivamente si è sviluppato il progetto di recupero a livello spaziale e tecnologico. Ragionando proprio sugli elementi costituenti l’involucro, si sono adottate soluzioni finalizzate al risparmio energetico che, comunque, dovevano preservare le particolarità dell’architettura rurale della zona. Tra queste un buon livello d’isolamento termoacustico delle chiusure perimetrali, adeguate dotazioni impiantistiche scelte tra le alternative presenti sul mercato e l’impiego di pannelli solari per la produzione di acqua sanitaria. Infine, nelle scelte strutturali, è stata prestata particolare attenzione nella definizione di soluzioni realmente eseguibili sia dal punto di vista delle modalità di montaggio sia della realizzazione delle unioni.
