Hotels have always been places of great charm, where people lives come across for few seconds. Businessmen, travellers and world citizen, all of them could be potential users, all of them could have a story to tell. The hotel is a temporary pied-à-terre to do business, to discover attractions and to experience city's life style. The introduction of Web 2.0, low cost carriers and a standardization of the production led to ponder over lodging facility organization. Which is the coolest hotel typology? Towards which direction are going the new trends? What are the know how involved? Which is the tourists' new requirement? How could be combined the requirement of standardization, needful to get investors money, with an increasing research of typicalness ? How the hotel companies could meet the new requirement and increase the profitability? The study has been developed by using a bottom-up approach. At first a deep analysis of players involved in hotel transaction process has been performed. Follow a consideration about the changing of tourism demand. Then a case studies comparison has been made which brought to identify four major trends affecting the hotel industry. Finally has been performed a survey in order to verify the compliance of costumers and to identify the link between the age range and the different requirement of space typology.
Gli hotel hanno da sempre avuto un grande fascino. Sono luoghi dove la vita delle persone si incrocia per qualche secondo regalando la possibilità di fare nuove esperienze e conoscere nuove realtà. I clienti possono essere i più eterogenei; viaggiatori d'affari, turisti, cittadini del mondo. Essi utilizzano la struttura come pied-à-terre per fare business, come base per esplorare la città come strumento per provare lo stile di vita cittadino. L'introduzione del Web 2.0, l'arrivo dei vettori aerei low cost e la standardizzazione della produzione mondiale richiedono necessariamente un ripensamento dell'offerta turistica e delle strutture alberghiere. Qual è la tipologia più innovativa? Verso quale direzione si stanno spingendo le nuove realizzazioni? Quali sono le nuove capacità manageriali coinvolte? Quali sono le nuove esigenze degli utilizzatori? Come si può conciliare la richiesta di standardizzazione, indispensabile per attirare nuovi investimenti, con un crescente bisogno di tipicità dei luoghi? Come riescono le compagnie alberghiere ad aumentare la profittabilità? Qual è la migliore tipologia alberghiera da insediare in relazione alla struttura? Lo studio è stato sviluppato con un approccio di tipo bottom-up. Partendo dall'analisi approfondita degli attori coinvolti nelle transazioni alberghiere, passando dall'analisi della mutata domanda turistica e dallo studio delle nuove realizzazioni alberghiere, si è poi giunti a sottoporre alcuni aspetti chiave ad advisor che operano nel mercato immobiliare degli hotel.
