Reviving historic center of Valmadrera

The aim of the project is the revival of the historic center of the small town of Valmadrera, located near Como and Lecco in the Lombardy region. Starting from an urban scale, the project has been developed based on the competition brief for the refurbishment of the old Filanda building in the Gavazzi property. The purpose of the refurbishment being; the development of a socially, culturally and financially feasible use for the old property, the proposal to convert it into an event venue was put into place which has further been extended into the development of a New Youth Center to give life to the historic center of the town once again. The energy performance of the buildings has been one of the core considerations of the project. Passive energy performance improvement strategies like envelope design, orientation, natural ventilation and daylighting have been given first consideration with developing a well-insulated envelope being a close second. Solutions for efficient active strategies like electric, plumbing and HVAC design have also been suggested at a preliminary level. Considering that the project involved the refurbishment of an existing historical building, core issues like structural rehabilitation & strengthening along with energy efficiency retrofitting solutions have also been explored along with the architectural refurbishment of the property. Energy efficiency in historical buildings is a serious issue due to the uncertainty of the composition of the existing materials and resulting voids in information regarding their thermal and energy performance but it has been attempted to develop insulating elements compatible with the existing properties of the building materials. Keeping in view the historical nature of the building, non-invasive or minimally invasive architectural, structural and technological solutions have been proposed. Additionally the new building has been developed on modern insulation philosophies with air and water tight envelope/insulation solutions and modern materials to make the project as multi-faceted as possible.

Lo scopo del progetto è il rilancio del centro storico della cittadina di Valmadrera, che si trova nel area di Como e di Lecco, in Lombardia. Partendo dalla scala urbana, il progetto è stato sviluppato sulla base del bando di concorso per la ristrutturazione del vecchio edificio Filanda nella proprietà Gavazzi. Lo scopo della ristrutturazione e stato, lo sviluppo di un uso socialmente, culturalmente ed economicamente fattibile per la vecchia proprietà, la proposta di convertirlo in un luogo della manifestazione è stato messo in atto, che è stato ulteriormente ampliato per lo sviluppo di un nuovo Centro Giovanile di dare vita al centro storico della città, ancora una volta. Il rendimento energetico degli edifici è stata una delle considerazioni principali del progetto. Strategie di miglioramento delle prestazioni energetiche passive come il design busta, orientamento, ventilazione naturale e illuminazione naturale sono state date prima considerazione con lo sviluppo di un involucro ben isolato essendo un secondo vicino. Soluzioni per efficienti strategie attive come elettrici, idraulici e HVAC progettazione sono stati anche suggerito a livello preliminare. Considerando che il progetto prevedeva la ristrutturazione di un edificio storico esistente, questioni fondamentali come la riabilitazione e il rafforzamento con soluzioni di retrofitting di efficienza energetica strutturale sono stati inoltre esplorati con la ristrutturazione architettonica della struttura. L'efficienza energetica degli edifici storici è un problema serio a causa dell'incertezza della composizione dei materiali esistenti e risultanti vuoti a informazioni sulla loro prestazione termica e di energia, ma si è cercato di sviluppare gli elementi compatibili con le caratteristiche esistenti dei materiali da costruzione isolanti. Tenendo in considerazione la natura storica dell'edificio, sono state proposte soluzioni architettoniche, strutturali e tecnologiche non invasive o poco invasive. Inoltre, il nuovo edificio è stato sviluppato su moderne filosofie di isolamento con soluzioni busta / isolamento a tenuta d'aria e d'acqua e di materiali moderni per rendere il progetto come poliedrico possibile.
