The ancient Town of Lijiang is a World Cultural Heritage endorsed by UNESCO and one of the Chinese leading historic cultural cities announced by the State Council. This thesis focuses on the changes and development of Lijiang since its registration in the UNESCO World Heritage List in 1997. It aims to analyze these topics through different tools (SWOT, urban evolution analysis and real property market evaluation through the signals identification). In spite of its rich history, before 1990s, Lijiang was quite under-developed. In the late 1990s, especially since the nomination of UNESCO, local tourism has boomed, which has in turn stimulated the local rapid development and other related changes.
Il centro storico di Lijiang è entrato a far parte del patrimonio dell’umanità protetto dall'UNESCO, oltre ad essere stato menzionato nell’elenco delle principali capitali storiche riconosciute dal Consiglio di Stato cinese. Questa tesi si concentra sui cambiamenti e sullo sviluppo della città di Lijiang a partire dal 1997, l’anno in cui è entrata a far parte dell’elenco dei luoghi protetti dall'UNESCO. Infatti, questo testo si propone di analizzare i citati fattori utilizzando diversi strumenti (SWOT, analisi dell’evoluzione urbana e del mercato immobiliare attraverso l’interpretazione dei relativi segnali). Nonostante la sua ricca storia, prima degli anni novanta, Lijiang era una città poco sviluppata. Al contrario, dalla fine degli anni novanta, in particolare, a seguito del riconoscimento attribuitogli dall'UNESCO, il turismo a livello locale ha subito un incremento significativo, che ha stimolato a sua volta una rapida crescita nello sviluppo locale, oltre ad una serie di ulteriori cambiamenti evidentemente correlati.
